Quote Request Form

Three fields decide how useful our first reply can be: usable area, type of work, and budget range. With those we can tell you immediately whether the scope and the budget are compatible, instead of sending a generic price list.

Before you submit

  • Quote the usable or saleable area, not the gross floor area from the sales brochure
  • Say whether the unit is a new handover, a lived-in flat, or a second-hand purchase
  • Mention any partition you hope to remove, so we can flag structural checks early
  • Give a realistic budget range — a range is far more useful than "as cheap as possible"
  • Email your floor plan to enquiry@designd8.com after submitting, and quote your name in the subject line

What Happens After You Submit

  1. We review your brief. Area, work type and budget are checked against each other so the first conversation is realistic rather than aspirational.
  2. You send the floor plan. Reviewing the layout before the visit lets us spot structural walls, beam positions and drainage constraints in advance.
  3. Free site visit and measurement. We record actual dimensions, ceiling heights, beam positions, existing electrical and plumbing services, and visible defects.
  4. Written itemized quotation. Priced by trade with quantities and unit rates, plus an explicit scope note stating inclusions and exclusions.
  5. Design development on acceptance. Concept options, scheme finalization, 3D renderings or animation walkthroughs, material selection, then full drawings.
  6. Submissions and construction. Building management approval and statutory submissions where applicable, then construction, defect rectification and handover.

The full eight-stage sequence from enquiry to warranty is described on our process section, and the drawing set you receive is listed on the Design Project page.

How Hong Kong Quotations Are Structured

Comparing two quotations is impossible until you know which model each one uses. Three dominate the Hong Kong market, and they are not interchangeable.

Design-only fee

Charged per square foot of usable area, as a lump sum per drawing set, or as a percentage of construction value. It buys thinking, drawing and coordination — not labour or materials. Before accepting, confirm the number of layout options, how many revision rounds are included, whether 3D views are inside the fee, and whether joinery shop drawings and site visits are extra. This is the model behind our Design Project service.

Design and build package

One contract covering design, labour and materials. The headline figure means nothing without the breakdown, so every trade should carry a quantity and a unit rate. This is the model behind Design & Build, where one party is accountable for both the drawing and the wall.

Custom furniture pricing

Normally priced per cabinet or per running foot, and driven by carcass board grade, door finish, internal fittings and hardware. Two quotations far apart in price are usually specifying very different hinges, runners and boards rather than different design. See Custom Made Furniture and the 12 furniture case studies.

Statutory repair works

Priced by area and access difficulty, and only quotable by a contractor registered for the relevant class of minor works. Details on the Spalling Repairing Works page.

Market Reference Ranges in Hong Kong

The figures below are published market references for 2026, provided so you can sanity-check any quotation you receive. They are not D-8 Limited prices. Our quotations are issued only after a site visit and measurement, because the age and condition of a unit can move the number more than its size does.

Design-only fees

Roughly HK$30 to HK$80 per square foot of usable area is the commonly cited band, with standalone 3D or floor plan sets often quoted at about HK$3,000 to HK$15,000 per set. Some firms instead price a full drawing package at roughly HK$5 to HK$15 per square foot, which tends to suit smaller and simpler units.

Design and build packages

Integrated packages are commonly cited between roughly HK$1,500 and HK$3,500 per square foot of scope, while platform averages for design plus renovation cluster near HK$1,000 per square foot within a band of about HK$800 to HK$1,200. Design-only work typically costs on the order of 30 per cent less than an integrated package, because labour and materials are excluded.

By unit type

Published references for integrated packages put one-bedroom units of about 350 to 500 square feet in the region of HK$450,000 to HK$900,000, and two-bedroom units of about 500 to 700 square feet in the region of HK$750,000 to HK$1,500,000, at roughly HK$1,300 to HK$1,800 per square foot for the smaller bracket. Treat these as order-of-magnitude only.

Reading your own budget bracket

  • Under HK$300,000 — usually means prioritising infrastructure and essential finishes, with joinery phased in later rather than a full fit-out
  • HK$300,000 to HK$500,000 — typical for compact and mid-size flats with a moderate quantity of custom cabinetry
  • HK$500,000 to HK$1,000,000 — allows substantial layout change, full joinery and upgraded materials in a mid-size unit
  • Over HK$1,000,000 — larger units, houses, duplexes, heavier structural change, or commercial fit-out

If your bracket and your wish list do not match, we will say so at the first meeting. Adjusting scope early is far cheaper than discovering the gap halfway through construction.

What a Proper Itemized Quotation Contains

Use this as a checklist against every quotation you collect, including ours. A quotation showing a single lump sum cannot be compared with anything.

  • Demolition and removal, with a stated disposal method
  • Wall and partition works, with materials and areas
  • Ceiling works, bulkheads and access panels
  • Electrical points counted individually — sockets, switches, data, lighting circuits
  • Plumbing and drainage alterations, with pipe routes noted
  • Waterproofing to bathrooms, kitchens and balconies, with the tested area stated
  • Tiling by area, with tile size and laying pattern
  • Flooring by area, with product type and skirting detail
  • Painting by area, with number of coats and preparation works
  • Doors, ironmongery and frames
  • Joinery listed cabinet by cabinet, with board grade, finish and hardware brand
  • Kitchen and bathroom fixtures and appliances, or a clear exclusion note
  • Site protection, hoarding and daily cleaning
  • Rubbish removal and final handover cleaning
  • Provisional sums clearly marked as provisional
  • Payment schedule tied to completed stages, not calendar dates
  • Variation pricing mechanism
  • Defects warranty period and what it covers

What Moves Your Price Most

Age and condition of the unit

Older estates frequently need rewiring to modern circuit loads, replacement of concealed drainage, renewed bathroom waterproofing and floor levelling. None of it is visible in a finished photograph, and all of it is unavoidable. This is why we photograph existing conditions before demolition.

Quantity of custom joinery

Usually the largest single cost group. Counting cabinets is the fastest way to understand why two quotations differ.

Extent of layout change

Non-structural partitions can often be altered. Load bearing walls, slabs, beams and columns cannot be touched without proper assessment and the correct statutory route, and that assessment has to happen before pricing, not after.

Material grade

Flooring, stone, tiles, kitchen and bathroom fixtures span an enormous price range for visually similar results. We quote grades explicitly so you can trade up or down knowingly.

Programme and access

After-hours works, lift booking restrictions, hoarding requirements, ferry logistics for island properties and tight move-in deadlines all carry cost. Our featured case notes show how access shaped several completed projects.

Approvals, Insurance and Compliance Costs

Owners often budget only for what they can see. These items are equally real.

  • Building management application — works schedule, contractor insurance details, and a refundable deposit are commonly required before hoarding goes up
  • Minor works submissions — works under the Minor Works Control System must be carried out by a prescribed registered contractor. For Class II works, Form MW03 serves as the notice of commencement and Form MW04 as the certificate of completion
  • Structural assessment — required before any alteration involving structural elements
  • Third-party and contractor insurance — protects both owner and neighbours during works
  • Commercial licensing coordination — for food and beverage, clinics, education and beauty uses, design must support the licence application rather than fight it

D-8 Limited is a Registered Minor Works Contractor Class II and prepares this documentation as part of a design and build engagement. Background on the registration system is on our credentials section, and owners can verify any contractor's class through the Buildings Department's public register.

Warning Signs When Comparing Quotations

  • A single lump sum with no quantities or unit rates
  • A headline price noticeably below everyone else, with waterproofing, electrical or protection works quietly excluded
  • Payment tied to calendar dates instead of completed and inspected stages
  • A large deposit demanded before any drawing exists
  • Verbal promises that never appear in the written scope
  • No variation mechanism, so every change becomes a negotiation under time pressure
  • Reluctance to state the company's registration class for works that legally require a registered contractor
  • Material specifications written as brand-free generics such as "quality tiles"

Collect at least two comparable quotations, insist all of them use the same scope description, and check registration in the public register before signing. Read more about how we work on the about page.

Quotation FAQ

Yes. The site visit, measurement, consultation and written quotation carry no charge and no obligation. Fees only begin once you accept a design or design-and-build engagement.
At minimum the usable area, the type of work you need, and a realistic budget range. It helps enormously to also send the floor plan, your target move-in date, a list of appliances and furniture you intend to keep, and two or three reference images — plus one reference you dislike.
Three models dominate: a design-only fee per square foot, per drawing set or as a percentage of construction value; a design-and-build package covering design, labour and materials priced by trade; and custom made furniture priced per cabinet or per running foot. Full explanation in the pricing logic section.
Each trade as a separate line with quantity and unit rate: demolition, walls and partitions, ceiling, electrical points by quantity, plumbing and drainage, waterproofing, tiling, flooring, painting, doors, joinery by cabinet, fixtures, protection, rubbish removal and cleaning — plus payment stages, variation mechanism and warranty. See the full quotation checklist.
Published 2026 references indicate design-only fees of roughly HK$30 to HK$80 per square foot, design-and-build packages of roughly HK$1,500 to HK$3,500 per square foot of scope, and standalone 3D or floor plan sets at roughly HK$3,000 to HK$15,000. These are market references for orientation, not D-8 Limited quotations — see the market reference section.
Usable area, extent of demolition and partition change, age and condition of the unit, quantity of custom joinery, material grade, and programme pressure such as after-hours works or restricted access. Joinery is usually the largest single cost group — see what moves your price.

Usually yes. Most estates require a building management application with works schedule, contractor insurance and a refundable deposit. Works under the Minor Works Control System must be carried out by a prescribed registered contractor, with Form MW03 as the notice of commencement and Form MW04 as the certificate of completion for Class II works. D-8 Limited is a Registered Minor Works Contractor Class II — see compliance costs.
Allow two to three months before construction for measurement, concept design, scheme finalization, material selection and drawings. Residential construction then typically runs about six to twelve weeks depending on scope, followed by defect rectification and handover. The stage-by-stage sequence is on our process section.
Any change of scope is priced and approved in writing before execution. Because existing conditions are photographed before demolition, hidden items such as failed drainage or uneven slabs can be evidenced rather than argued about.
A single lump sum with no quantities, payment tied to dates rather than stages, large deposits before any drawing exists, verbal promises absent from the written scope, unusually low headline prices that omit waterproofing or electrical works, and reluctance to state a registration class. Full list in the warning signs section.
Yes — offices, retail shops, food and beverage outlets, clinics, beauty and fitness studios, education centres and industrial building conversions. Commercial quotations also account for landlord fit-out guidelines, after-hours works, fire services requirements and licensing coordination. Reference projects include Central Plaza and China Hong Kong City.
