It emphasizes on details in its design philosophy, which could be reflected on both the user experience and form of its works. As an evolving design studio, it offers animation visualization as an advanced presentation tool for their client to easily understand the design and outcome in a more comprehensive way.
D-8 Limited also is an experienced design cum construction practice in Hong Kong. It practice is based on detailed documentation and clear communication with clients. As minor work class II contractor in Hong Kong. It involves in a lot of project in different scales. D-8 Limited concerns the craftsmanship of our works. To achieve stable quality of our works, it maintains a group of experienced and stable workers for our construction projects.
Emphasis on detail sounds like an aesthetic claim, but in Hong Kong it is a financial one. A door swing that clashes with a wardrobe, a socket placed 80 millimetres inside a cabinet, a beam that was never measured — each of those is a variation order once construction starts. Resolving them on paper is free. Resolving them on site is not. That is why our practice is based on detailed documentation and why we draw joinery at shop-drawing level before the carpenter begins.
Our two co-founders both work as interior designers, so the person you brief is the person shaping the drawings, and the drawings are checked against the site by the same studio that produced them. If you want to see how this reads in finished work, the featured case notes in our portfolio explain what problem each unit presented and how it was solved.
D-8 Limited at a glance
Every figure above is verifiable on this website: the case studies are published in the portfolio, the four services each have their own page, and our Minor Works Contractor class can be checked in the Buildings Department's public register of registered contractors.
Hong Kong owners usually choose between two very different suppliers, and the vocabulary hides the difference.
Focuses on construction processes — cement work, painting, carpentry, electrical wiring, plumbing. Excellent contractors exist, but they build what they are given. If the drawings are thin, the decisions get made on site by whoever is standing there.
Starts from requirements and constraints: how the family actually lives, what the property allows, where the structure is fixed, what the budget can carry. The output is a scheme and a drawing set. Some design firms then step back and let a third party build it.
D-8 Limited is the third model. We design, document, and build with our own team, which removes the single most common Hong Kong renovation dispute: the gap between what was drawn and what was built. One contract, one schedule, one party accountable for both the drawing and the wall. Practically, it means the designer who planned the layout answers the carpenter's question at 9am, verifies wall lines before tiling, and confirms socket positions against joinery shop drawings.
If you prefer to keep construction with your own contractor, that is a legitimate choice and we support it — the Design Project service supplies drawings and 3D visualization only.
D-8 Limited holds an award winning honorary credential from the China International Architectural Decoration And Design Art Fair: the 2020-2021 Asia-Pacific Chinese Design Most Original Designer Award. Awards do not build kitchens, but originality assessed by peers is one of the few external signals available to owners comparing studios.
Hong Kong classifies 187 items of building works as minor works, divided into Class I, Class II and Class III according to their scale, complexity and risk to safety. For Class II minor works, the owner must appoint a prescribed registered contractor, which includes a Minor Works Contractor (Company) registered for Class II. Registration is granted by class and by type of works — A for alteration and addition, B for repair, D for drainage, F for finishes — and a registered contractor may only carry out the classes and items for which it is registered.
The Buildings Department publishes a searchable register of registered professionals and contractors. Select the register of Minor Works Contractors (Company), then the class, type and business district, and confirm the company's registration before you sign anything. We encourage owners to do this with every quotation they receive, not only ours.
This trail is why spalling repairing works is not a cosmetic trade. Repair of a structural element — a column, load bearing wall, slab or beam — falls inside this regime, and doing it without a registered contractor exposes the owner, not just the builder.
Three commitments define the practice, and each one is a concrete deliverable rather than a slogan.
Every engagement is drawn before it is built: demolition and layout plans, dimensioned floor plans, elevations and sections, ceiling and lighting plans, electrical and plumbing point plans, joinery shop drawings for each cabinet, a material and finishes schedule, and 3D renderings or animation walkthroughs. Existing conditions are photographed before demolition so any later variation is provable rather than arguable.
Quotations are itemized by trade with quantities and unit rates, so you can see where money is going instead of accepting a lump sum. Progress is reported during construction, and variations are priced and approved before they are executed.
D-8 Limited maintains a group of experienced and stable workers for construction projects. Consistency of people is what produces consistency of finish — a team that already knows the studio's tolerance for a cabinet reveal or a paint edge does not need to be re-taught on every job.
A still render sells a mood. A walkthrough tests a plan. Animation visualization lets clients feel circulation, door swings, sightlines and storage access before construction, which is when changes are still free. The full eight-stage sequence from enquiry to handover is set out on our process section, and the fee models are explained in the fee structure section.

Units such as Hemera at LOHAS Park in Tseung Kwan O, Ocean Pride and Novum East, where almost the whole budget goes to joinery, lighting and finishes rather than demolition.

Peng Chau, and two flats in the same Discovery Bay building: Graceful Mansion, Siena II — Flat B and Flat C, where ferry logistics and works hours shape the programme.
Ho Tak Court, Lung Fung House, Oceanaire — projects where budget sequencing decides what gets built first.

D-8 Limited is led by its two co-founders, both practising interior designers. Behind them is the group of experienced and stable construction workers who build what the studio draws.

Renovation goes wrong in the handovers — designer to contractor, contractor to carpenter, carpenter to painter. A small principal-led studio removes most of those handovers, because the people who made the promise are the people who keep it. It also means our capacity is finite, so we would rather tell you honestly that a schedule does not fit than take a project we cannot supervise properly.
If that is the way you want to work, the next step is simple: send a floor plan through the quotation form or contact us to arrange a visit.
D-8 Limited is based at 2/F, Unit C, Selwyn Factory Building, 404 Kwun Tong Road, Kwun Tong, Kowloon, Hong Kong.
