What those four promises actually mean

Free consultation means a designer attends your property, measures it, and discusses the brief before any money changes hands. Budget quotations means a written document itemized by trade with quantities and unit rates, not a single lump sum. Latest technologies means 3D renderings and animation visualization, so you approve a walkthrough rather than a mood board. Effective constructions means our own stable group of experienced workers builds what we drew, which is how a design cum construction practice avoids the usual gap between drawing and site.

Why we still publish the old address

The Kwai Chung address and the 6883 8392 number still appear in older directories, printed material and third-party listings. Keeping them visible lets clients confirm they have reached the same company rather than a lookalike. Only the Kwun Tong address and 9135 3998 are active — please do not send correspondence or deposits to the former address.

The building

Selwyn Factory Building, known in Chinese as , stands at 404 Kwun Tong Road in Kwun Tong, Kowloon. It is a 15-storey industrial building completed in 1979, under stratified ownership with independent air conditioning, served by MTR, bus and minibus routes. Our studio occupies Unit C on the second floor.

By MTR

Kwun Tong Station on the Kwun Tong Line is the nearest station at roughly 360 to 500 metres, about a 7 minute walk. Ngau Tau Kok Station is approximately 510 metres away and works just as well depending on which exit suits your journey.

By bus or minibus

The Tsun Yip Lane stops on Kwun Tong Road sit approximately 26 to 36 metres from the building entrance, roughly a one minute walk. Minibus routes also run along Kwun Tong Road.

Landmarks to orient by

Landmark East, incorporating AXA Tower, is about 0.1 kilometres away, and One Pacific Centre about 0.15 kilometres. If you can see either tower, you are within a two minute walk of our entrance.

Driving and parking

There is no visitor car park inside the building. The nearest public parking is at Landmark East and One Pacific Centre, both within about 150 metres. Kwun Tong Road carries heavy traffic during peak hours, so allow extra time if you are driving to a scheduled appointment.

What Happens Next

  1. We read the brief. Property type, area, scope and budget get checked against each other so the first conversation is realistic.
  2. We ask for the floor plan. Reviewing the layout before visiting reveals structural walls, beam positions and drainage constraints.
  3. Free site visit and measurement. Actual dimensions, ceiling heights, beams, existing electrical and plumbing services, and visible defects are all recorded.
  4. Written itemized quotation. Priced by trade with quantities and unit rates, with inclusions and exclusions stated explicitly.
  5. Design development on acceptance. Concept options, scheme finalization, 3D renderings or animation walkthroughs, material selection, then full drawings.
  6. Submissions, construction, handover. Building management approval and statutory submissions where applicable, then construction, defect rectification and the warranty period.
