Professional Interior Design Company in Hong Kong

D-8 Limited is an integrated design firm on interior design. It emphasizes on details in its design philosophy, which could be reflected on both the user experience and form of its works. As an evolving design studio, it offers animation visualization as an advanced presentation tool for their client to easily understand the design and outcome in a more comprehensive way.

D-8 Limited also is an experienced design cum construction practice in Hong Kong. It practice is based on detailed documentation and clear communication with clients. As minor work class II contractor in Hong Kong, it involves in a lot of project in different scales. D-8 Limited concerns the craftsmanship of our works. To achieve stable quality of our works, it maintains a group of experienced and stable workers for our construction projects.

Because design and construction sit inside the same team, drawings are not handed over to a stranger on site. The designer who plans your layout also answers the carpenter's questions, checks the wall lines before tiling begins, and confirms every socket position against the joinery shop drawings. That single line of responsibility is the reason our clients avoid the most common Hong Kong renovation dispute — the gap between what was drawn and what was actually built.

Our work spans small private flats, subsidised housing units, village houses, duplexes, houses and commercial premises. Whether you need a full design and build package, only design drawings and 3D visualization, a set of custom made furniture, or statutory concrete spalling repairing works, the starting point is the same: a site visit, honest measurement, and a written scope. Read more about our studio and team or request a quotation.

Four Ways We Work With Clients

Most enquiries begin with one question: do you want a designer, a contractor, or both? D-8 Limited is set up to answer all three, so you can choose the level of involvement that fits your budget and your appetite for site management.

Design & Build — one team, one contract

Our most requested service. D-8 handles concept design, drawings, material selection, demolition, wet trades, ceiling and lighting, electrical and plumbing points, painting, flooring, joinery installation, cleaning and defect rectification. You sign one contract, follow one schedule and hold one party accountable. See the full scope on the Design & Build service page.

Design Project — design and drawings only

Suitable for owners who already have a trusted contractor, for landlords preparing a unit for lease, or for anyone who wants a professional layout before committing to construction. Deliverables include layout options, dimensioned floor plans, elevations, ceiling and lighting plans, finishes schedule and 3D renderings or animation walkthroughs. Details are on the Design Project page.

Custom Made Furniture — millimetre-accurate joinery

In Hong Kong flats, storage decides whether a home feels calm or cramped. We produce contemporary and eco wood furniture built to the actual wall dimensions: wardrobes, shoe cabinets, TV feature walls, bookshelves, kitchen cabinets, study desks, platform beds and tatami storage. Browse the Custom Made Furniture service and our completed furniture case studies.

Spalling Repairing Works — statutory repair by a registered contractor

Concrete spalling is a building safety matter, not a cosmetic one. Repair of structural elements such as columns, load bearing walls, slabs and beams is a designated minor works item, and owners must appoint a prescribed registered contractor to carry it out. D-8 Limited is a Registered Minor Works Contractor Class II. Learn what is involved on the Spalling Repairing Works page and in the compliance section below.

Residential Interior Design by Unit Type

A 300 square foot flat and a three storey village house are different design problems. The brief below explains how we approach each Hong Kong housing type, and which of our completed projects you can look at for reference.

Small flats and nano units

Under about 350 square feet, every decision is a trade-off. We usually convert one wall into full-height storage, raise the sleeping area to create drawer capacity underneath, use sliding or pocket doors instead of swing doors, and keep one continuous finish across floor and skirting so the eye reads the space as a single volume. Reference projects: Hemera, Oceanaire.

One, two and three bedroom apartments

The most common Hong Kong commission. Typical moves include opening the kitchen partition to borrow daylight, relocating the dining zone to the window, and building a study nook into the bedroom wardrobe run. Reference projects: Novum East, Ocean Pride, Beverly Garden, Lido Garden.

Public and subsidised housing

Budget discipline matters most here. We prioritise the items that cannot be changed later — electrical layout, waterproofing, kitchen and bathroom finishes — then phase joinery so the family can move in and add cabinets in a second round. Reference projects: Ho Tak Court, Dragon Court, Lung Fung House.

Village houses, duplexes and houses

Multi-floor units bring staircases, roof access, water pressure and insulation into scope. Our Tai Po Lam Tsuen series covers exactly this territory across three separate units: Lam Tsuen, Lam Tsuen II, Lam Tsuen III. Island and low-density work includes Peng Chau and Ling Kai.

Estate apartments and second-hand flat renovation

Older units usually need rewiring, new drainage connections and levelling before any styling discussion. We document existing conditions with photographs before demolition so variations are provable. Reference projects: Chevalier Garden, Broom Garden, Grandview Garden, Marine View, Beverly Hills, Poggibonsi.

Commercial and Retail Interior Design

Commercial fit-out is judged on programme and compliance as much as on appearance. Landlord fit-out guidelines, building management approvals, after-hours works, fire services requirements and licensing all shape the design before the first sketch.

Offices and workspaces

Headcount planning, meeting room acoustics, cable management, server and printer zones, pantry circulation and a reception that carries the brand. We produce furniture layouts with clearances so your operations team can sign off before construction.

Retail shops and showrooms

Sightlines from the shopfront, display density, lighting temperature on merchandise, cashier ergonomics and stockroom access. Reference commercial projects: Central Plaza, China Hong Kong City.

Food and beverage, clinics, beauty and fitness

These uses carry the heaviest technical load: kitchen exhaust and grease traps, drainage falls, hygienic wall finishes, treatment room privacy, ventilation rates and equipment power. We coordinate with your licensing consultant so the design supports the application rather than fighting it.

Education centres and industrial building conversions

Classroom sightlines, sound separation between rooms, escape route widths and permitted use of the premises all need checking early. Talk to us through the contact page before you sign a tenancy agreement — a thirty minute review can save a lease-long problem.

Custom Made Furniture and Storage Planning

Off-the-shelf furniture is designed for average rooms. Hong Kong rooms are not average. Building to measure recovers the 60 to 150 millimetres that a standard cabinet wastes at every wall, which across a whole flat is often an entire extra cupboard.

What we build

  • Fitted wardrobes with hanging, folding and luggage zones sized to the owner's actual clothing
  • Entrance shoe cabinets with ventilated shelving and a drop zone for keys and parcels
  • TV feature walls that hide cabling, router, sound bar and gaming consoles
  • Bookshelves, study desks and work-from-home nooks integrated into existing wall runs
  • Kitchen cabinets with drawer stacks, tall units, and hardware selected for load and cycle life
  • Platform beds, tatami storage rooms, bunk and loft beds for children's rooms
  • Walk-in closets and dressing areas for larger units

Materials, hardware and finishes

Carcass board grade, edge banding, door finish, soft-close hinges, drawer runners and handle profile are quoted item by item so you can see where money is going. We use contemporary eco wood options where the client prefers lower emission boards.

Interior Design Styles We Deliver

Style is a shortcut for a set of decisions about colour, material and light. Naming yours early shortens the revision cycle considerably.

Modern minimalist and Nordic

Light oak tones, handleless cabinet fronts, concealed lighting coves and a restrained palette. Works well in bright units where you want the space to feel larger than its floor area.

Japanese and Muji-inspired

Low furniture heights, tatami storage platforms, warm neutral fabrics, paper-diffused light and generous concealed storage so surfaces stay clear.

Light luxury and wabi-sabi

Light luxury layers marble or stone-look surfaces, brushed metal trims and feature lighting. Wabi-sabi goes the other way — micro-cement or lime-wash walls, matte textures and deliberate imperfection.

Industrial, cream tone and new Chinese

Industrial suits lofts and shops with exposed services. Cream tone and Morandi palettes suit family homes wanting softness. New Chinese blends timber screens and classical proportion with contemporary detailing.

Layout, lighting and soft furnishing

Whatever the style, the sequence is the same: plan circulation and storage first, then lighting layers (ambient, task, accent, indirect coves), then curtains, wallcovering, paint colour, flooring and stone or tile selection. Preview the finished results in our portfolio.

Our Design and Renovation Process

  1. Enquiry and consultation — call 9135 3998 or send your floor plan, target budget and move-in date through the quotation form.
  2. Site visit and measurement — we record actual dimensions, ceiling heights, beam positions, existing services and defects.
  3. Concept design — layout options with pros and cons, mood direction and an indicative cost band so the budget conversation happens early.
  4. Scheme finalization and 3D visualization — renderings or animation walkthroughs so you can walk the space before it exists.
  5. Material and finishes selection — samples for flooring, tiles, stone, laminate, paint and hardware, recorded in a finishes schedule.
  6. Contract, drawings and submissions — itemized quotation, construction drawings, joinery shop drawings, building management approval and statutory submissions where applicable.
  7. Construction — demolition, wet trades, electrical and plumbing, ceiling and lighting, flooring, painting, joinery installation, with site supervision and progress reporting.
  8. Defect rectification and handover — snag list walkthrough, rectification, cleaning, then handover with a warranty period on our works.

Drawings you should expect

  • Demolition and new layout plans
  • Dimensioned floor plan and furniture layout
  • Elevations and sections for key walls
  • Ceiling, lighting and switching plans
  • Electrical, data and plumbing point plans
  • Joinery shop drawings for each custom cabinet
  • Material and finishes schedule
  • 3D renderings or animation visualization

If you only need this package without construction, that is exactly what our Design Project service delivers.

How Interior Design Fees Are Structured

There is no single market rate, because three different things get called a "design fee" in Hong Kong. Knowing which model a quotation uses is the fastest way to compare companies fairly.

Design-only fee

Charged per square foot of area, as a lump sum per drawing set, or as a percentage of construction value. It covers thinking, drawing and coordination — not labour or materials. Ask what is included: number of layout options, revision rounds, 3D views, and whether shop drawings and site visits are inside or outside the fee.

Design and build package

One price covering design, labour and materials by trade. This is where itemization matters most: demolition, wall and ceiling works, electrical points by quantity, plumbing, waterproofing, tiling by area, flooring by area, painting, joinery by cabinet, doors, cleaning and site protection should each appear as a line with quantity and unit rate.

Custom furniture pricing

Usually quoted per cabinet or per running foot, varying with board grade, door finish, internal fittings and hardware. Two quotations at very different prices are often specifying very different hardware.

What moves the number

  • Usable area and number of rooms
  • How much demolition and partition change is involved
  • Age and condition of the unit — rewiring, drainage and levelling are common hidden items
  • Quantity of custom joinery, which is typically the largest single cost group
  • Material grade for flooring, stone, tiles and kitchen or bathroom fixtures
  • Programme pressure, after-hours works and building access restrictions

Questions to ask before you sign

  • Is the quotation itemized with quantities and unit rates, or a single lump sum?
  • What is the payment schedule, and is it tied to completed stages rather than dates?
  • How are variations priced and approved during construction?
  • Who submits building management and statutory paperwork?
  • What is covered by the defects warranty, and for how long?
  • Is the company registered for the class of works your project needs?

D-8 Limited provides a site visit and a written itemized quotation before any commitment. Request a quotation or visit our Kwun Tong office.

Minor Works, Spalling Repair and Approvals

Hong Kong regulates alteration and repair work under the Minor Works Control System. Minor works are divided into three classes by nature, scale, complexity and safety risk, and a contractor may only carry out the classes and items for which it is registered. Class II covers works of medium complexity and can proceed without appointing a prescribed building professional, provided a prescribed registered contractor is appointed.

Why spalling repair needs a registered contractor

Repair of a structural element — any column, load bearing wall, slab or beam, or a concrete projection from a structural member — is a designated minor works item under Class II. Owners must appoint a prescribed registered contractor, which is what D-8 Limited is registered as. Concrete that has begun to spall exposes reinforcement to moisture, so rust progresses and the affected area keeps growing until the defective concrete is hacked back to sound substrate and patched with the correct repair mortar.

The paperwork sequence

  • Appoint a prescribed registered contractor before works begin
  • Contractor checks approved building records and the original design
  • Notice of commencement with photographs and prescribed plans, submitted not less than 7 days before works start
  • Certificate of completion with documents and photographs, submitted within 14 days after completion

Partition changes and building management

Non-structural partitions can often be altered, but structural walls, slabs and beams cannot be touched without proper assessment and the correct statutory route. Most estates also require an application to the building management office, a works schedule, contractor insurance details and a deposit before hoarding goes up. We prepare this documentation as part of a design and build engagement, and handle statutory submissions for spalling repairing works.

Hong Kong Interior Design Services — FAQ

Creating your dream home through professional interior renovation is a milestone many hope to achieve. D-8 Limited helps you turn your vision into reality by combining aesthetics with professional expertise, and guides clients who are unfamiliar with renovation timelines and processes through every stage of the project.
Renovation contractors focus on construction processes such as cement work, painting, carpentry and electrical wiring. A professional interior design firm understands client requirements and property constraints before producing design schemes and drawings. D-8 Limited manages both design and construction, so drawings, materials and site works stay consistent and there is a single point of responsibility. See our Design & Build service.
Four core services: Design & Build, Custom Made Furniture, Spalling Repairing Works as a Registered Minor Works Contractor Class II, and Design Project for design and drawings only. We also provide 3D animation visualization so clients can fully understand the proposed outcome.
There are three common models: a design-only fee calculated per square foot or as a percentage of construction value, an integrated design and build package covering design, labour and materials, and separate pricing for custom made furniture by cabinet or running foot. Fees vary with designer experience, unit size, demolition scope, material grade and joinery quantity. Read the full breakdown in our fee structure section, then request an itemized quotation.
Allow two to three months before construction starts for site measurement, concept design, scheme finalization, material selection and drawing production. Residential construction then typically runs about six to twelve weeks depending on scope, plus time for defect rectification and handover. Our full eight-stage process is set out here.
Collect reference photos of interiors you admire, note which rooms need the most storage, list appliances and furniture you intend to keep, and share a realistic budget range and move-in date. The clearer the brief, the fewer revision rounds are needed. Browsing our portfolio is a good way to identify what you respond to.
A typical set includes demolition and layout plans, dimensioned floor plans, elevations, ceiling and lighting plans, electrical and plumbing point plans, joinery shop drawings for every custom cabinet, a material and finishes schedule, and 3D renderings or animation walkthroughs. Details are on the Design Project page.
Non-structural partitions can often be altered, but load bearing walls, structural slabs, beams and columns cannot be touched without proper assessment and the correct statutory route. Alterations may also need building management approval and, depending on the item, submission under the Minor Works Control System. See our compliance notes.
