Hemera, LOHAS Park, Tseung Kwan O
Hemera is Phase III of LOHAS Park at 1 Lohas Park Road, Tseung Kwan O, completed around 2014, with roughly 1,648 units and saleable areas from about 680 to 1,220 square feet. Units of this generation come with efficient but tight layouts and almost no built-in storage, so the design task is capacity: a full wardrobe run in each bedroom, an entrance drop zone, and a living room wall that absorbs the router, sound bar and everyday clutter. Chevalier Garden, Ma On Shan
Chevalier Garden is a Home Ownership Scheme and Private Sector Participation Scheme court in Ma On Shan next to Tai Shui Hang MTR station, comprising 17 blocks completed in 1988. In buildings of this age the honest advice is to spend on infrastructure before appearance — rewiring to modern circuit loads, replacing concealed drainage, renewing bathroom waterproofing, and levelling floors — because these are the items you cannot revisit without demolishing new finishes. Lam Tsuen village houses, Tai Po
Three separate units in the same area, which is unusually useful as a comparison set: the same team, the same district, three different briefs. Village house work typically involves staircase design, roof and external wall waterproofing, water pressure and heating provision, and heavier structural care because alterations to structural elements are regulated. Unit one, unit two, unit three.
Graceful Mansion, Siena II, Discovery Bay
Flat B on floor 6 and Flat C on floor 6 of the same building, both completed by D-8 Limited. Working two flats in one block shows how far a layout can diverge from an identical shell once family size and storage habits differ. Discovery Bay also imposes access and works-hour constraints that must be built into the programme. Flat B, Flat C.
D. Park, Tsuen Wan
Flat C, floor 7, Block 10. A mainstream Tsuen Wan family apartment brief: open the sightline between kitchen and dining where the partition allows, add a study nook without sacrificing a bedroom, and keep one continuous floor finish so the flat reads larger than its floor area. Open the case study.
Central Plaza and China Hong Kong City
Two commercial engagements where programme discipline mattered as much as design. Fit-out inside managed commercial buildings means submitting works schedules, insurance and method statements, working outside trading hours, and coordinating with base-building fire services and ventilation. Central Plaza, China Hong Kong City.
