About Beverly Garden, Tseung Kwan O

Beverly Garden, known in Chinese as , stands at 1 Tong Ming Street in Tseung Kwan O Town Centre. It is a Home Ownership Scheme and Private Sector Participation Scheme estate jointly developed by the Hong Kong Housing Authority and Chevalier Group, built on reclaimed land with 10 blocks and 3,966 units, occupied from July 1998. Tseung Kwan O MTR station is roughly a five to six minute walk, with Tseung Kwan O Plaza and Tseung Kwan O Sports Ground nearby. The estate falls in primary school net 95, with secondary schooling in the Sai Kung district, and the land lease runs to 30 June 2047.

What the layouts mean for storage

Saleable areas run from about 431 to 592 square feet across two and three bedroom plans. That is efficient rather than generous: a 431 square foot two-bedroom has to absorb an entrance, a living and dining zone, a kitchen, a bathroom and two bedrooms, so there is no spare floor area for freestanding furniture. The only remaining capacity is vertical, which is exactly what custom joinery is for.

What a 1998 building brings with it

Estates of this generation are structurally sound but detail-heavy. Expect exposed beams at ceiling level that a standard 2,350 millimetre wardrobe cannot pass, window sills that eat into wall runs, pipe ducts boxed into corners, and original electrical layouts designed before every household had a router, air fryer and three charging stations. All of these are reasons a cabinet must be drawn for the room rather than bought for it.

How We Plan Joinery for This Kind of Flat

Storage planning is arithmetic before it is aesthetics. We start by counting what has to be stored, not by choosing a finish.

Entrance — the drop zone

A ventilated shoe cabinet sized to the household's actual shoe count, with an open shelf at hip height for keys, parcels and cards, and a slim mirror panel to make the corridor read wider. Shoe storage is the single most under-provisioned item in Hong Kong flats, and once it overflows it colonises the living room.

Primary bedroom — the wardrobe run

A full-height wardrobe run along the longest uninterrupted wall, divided into a long-hanging zone, a double-hanging zone, folded-shelf stacks, drawer units for small items, and a top compartment for suitcases and seasonal bedding. Door type is decided by clearance: sliding doors where the bed is tight against the wardrobe, hinged doors where floor space allows, because hinged doors give full-width access.

Second bedroom — bed or desk, rarely both

In a 431 square foot plan the second room usually forces a choice. A platform bed with deep drawers underneath converts the entire bed footprint into storage. A loft or high bed frees floor area for a desk beneath it where ceiling height permits. Otherwise a desk integrated into the wardrobe run gives a working surface without adding a separate piece of furniture.

Living and dining — the feature wall

A TV feature wall that conceals cabling, router, set-top box, sound bar and consoles, with ventilated compartments so equipment does not overheat, plus closed storage below for the objects that otherwise live on the dining table. Where the dining area is tight, a wall-fixed bench or a slim console with drawer storage keeps circulation clear.

Kitchen — drawers over cupboards

Drawer stacks retrieve items from the back without kneeling, which is why they beat deep base cupboards in every small kitchen. A tall unit takes appliances off the worktop, and hardware is selected for load and cycle life because kitchen drawers are the hardest-worked joinery in any home.

Materials, Hardware and Finishes

The line items below are the ones that explain price differences between quotations. We list them individually so you can trade up or down knowingly rather than accepting an unexplained lump sum.

  • Carcass board — grade and thickness, with lower-emission eco wood options where preferred
  • Door and panel finish — laminate, melamine, veneer, lacquer or fluted panel, each with different repairability
  • Edge banding — the detail that decides whether a cabinet still looks tidy after five years of use
  • Hinges — soft-close, with stated brand and cycle rating
  • Drawer runners — full-extension and load-rated, since a stationery drawer and a pot drawer are not the same problem
  • Handles or handleless profiles — push-to-open and J-pull profiles keep circulation clear in narrow rooms
  • Internal fittings — trouser racks, pull-out baskets, dividers, LED strips inside wardrobes
  • Worktop and splashback — where kitchen joinery is included

Samples of these boards, laminates and hardware are kept at our Kwun Tong office, so you can open a drawer runner before choosing one.

From Measurement to Installation

  1. Site visit and first measurement — wall lengths, ceiling height, beam depths, window sill positions, duct locations, door swings and existing socket points are recorded.
  2. Storage audit — we count hanging metres, folded stacks, suitcases, appliances and the awkward items every home has, so capacity is designed rather than guessed.
  3. Joinery shop drawings — each cabinet is drawn with internal divisions, hardware, finishes and socket coordination before anything is cut.
  4. Final measurement after wet trades — taken only once walls, tiling and floor levelling are complete, because joinery is cut to the built dimension, not the drawn one.
  5. Workshop fabrication — runs in parallel with other trades on site, which is how joinery avoids becoming the critical path.
  6. Delivery and installation — lift booking, common area protection and scheduled access are arranged with building management in advance.
  7. Adjustment and handover — door alignment, drawer travel and soft-close tension are adjusted, then paint touch-up and final cleaning follow.

The full eight-stage project sequence, including design and construction stages either side of joinery, is on our process section.

Building Management and Compliance

Even a furniture-only engagement involves paperwork in a Hong Kong estate, and getting it wrong stalls delivery day.

  • Works application — a schedule, contractor insurance details and a refundable deposit are commonly required by the management office before access
  • Lift booking and protection — service lift reservation plus protection of lobby floors, walls and lift interiors for delivery
  • Permitted working hours — noisy operations are typically restricted, which shapes the installation sequence
  • Minor works — if the job also alters partitions or structural elements, it falls under the Minor Works Control System and must be carried out by a prescribed registered contractor. D-8 Limited is a Registered Minor Works Contractor Class II, and background on the regime is in our credentials section
  • Waste removal — packaging and offcuts are removed rather than left in common refuse rooms

How Custom Furniture Is Quoted

Custom joinery is normally priced per cabinet or per running foot, and it is usually the largest single cost group in a Hong Kong renovation. That means counting cabinets is the fastest way to understand why two quotations differ.

What to compare, line by line

  • Number of cabinets, and the running length of each
  • Board grade and door finish for each piece
  • Hardware brand and rating for hinges and runners
  • Internal fittings, lighting and power provision
  • Delivery, installation, protection and waste removal — included or extra
  • Warranty period and what it covers

Our full explanation of fee models, plus an 18-point quotation checklist you can use against any company, is on the quotation page. Warning signs when comparing quotations are listed here.

Custom Furniture FAQ

Beverly Garden is at 1 Tong Ming Street, Tseung Kwan O Town Centre — a Home Ownership Scheme and Private Sector Participation Scheme estate jointly developed by the Hong Kong Housing Authority and Chevalier Group, with 10 blocks, 3,966 units, occupied from July 1998, roughly a 5 to 6 minute walk from Tseung Kwan O MTR station.
Saleable areas run from about 431 to 592 square feet in two and three bedroom layouts. The 431 square foot two-bedroom and the 592 square foot three-bedroom are the two briefs we see most often from this estate.
Retail cabinets come in standard widths, wasting roughly 60 to 150 millimetres at each wall. Custom joinery recovers that, and it can be built around beams, window sills, pipe ducts and door swings that no standard cabinet accommodates. See the Custom Made Furniture service.
A full-height wardrobe run in the primary bedroom, a ventilated entrance shoe cabinet with a drop zone, a TV feature wall concealing cabling and equipment, kitchen cabinets with drawer stacks and a tall unit, and in the second bedroom either a platform bed with drawers or a desk integrated into the wardrobe run. Details in the planning section.
Per cabinet or per running foot. Price is driven by carcass board grade, door finish, internal fittings and hardware such as hinges and drawer runners. Quotations far apart in price are usually specifying very different hardware — compare using the quotation checklist.
Final measurement is only taken after walls, tiling and levelling are complete, because joinery is cut to the built dimension rather than the drawn one. Fabrication then runs in the workshop while other trades continue on site, and installation is scheduled before paint touch-up and final cleaning. See from measurement to installation.
Most estates require a works application with schedule, contractor insurance and a refundable deposit, plus lift booking and protection of common areas. If the job also alters partitions or structural elements, that falls under the Minor Works Control System and requires a prescribed registered contractor. D-8 Limited is a Registered Minor Works Contractor Class II — see building management and compliance.
