About Lung Fung House, Tai Wai
Lung Fung House stands at 15-17 Chik Fu Street in Tai Wai, within Sha Tin District in the New Territories, a short walk from Tai Wai MTR station on the Tuen Ma and East Rail interchange. Occupation dates from July 1972, and the property is a single block containing just 13 residential units.
Thirteen units changes everything
- No loading bay and, in buildings of this size and era, typically no service lift
- Often no on-site management office, so arrangements are made with the owners' corporation or directly with neighbours
- No lift booking system, no timed slots — but also no competition for access
- A single staircase that is simultaneously the delivery route, the escape route and your neighbours' front path
- Original building services now more than five decades old
A note on the namesake
A separate Kowloon City property shares the Chinese name but carries the English name Lung Fung Mansion, at 2-4 Lung Kong Road, occupied from January 1979 with 16 units of roughly 191 to 326 square feet saleable and a primary school net of 41. If you are searching for that building, the constraints described below still largely apply — it is also a small, low-rise, older block.
Access-First Design — Survey the Staircase Before the Room
In a lift-served tower, joinery design starts with the wall. Here it starts with the narrowest point between the street and the flat. A beautifully built wardrobe carcass that cannot turn a landing is worth nothing.
- Survey the whole route. Street door width, staircase width between handrail and wall, landing turn radius, headroom under the flight above, projecting meter boxes, and the flat's own door opening. The smallest dimension governs every panel size.
- Design in knock-down components. Each cabinet is broken into flat panels that clear the tightest constraint, then assembled inside the unit with connectors chosen for site assembly rather than workshop pressing.
- Allocate an assembly room. Flat-pack construction needs floor space, dust protection and a clear route to each installation point. In a small flat this means sequencing rooms so one is always free to work in.
- Correct the cabinet, not the building. Record floor level variance and wall plumb, then absorb deviation with adjustable feet, scribed fillers and shadow gaps.
- Coordinate services before boards are cut. Socket count, circuit capacity and drainage routes usually need attention in a building this age; new positions must be confirmed against cabinet internals.
- Agree access and waste with the neighbours. Working hours, staircase protection and daily refuse clearance are settled with the owners' corporation or the other residents before the first panel arrives.
Run this alongside the storage audit method from our Grandview Garden case study, and the quotation you receive will reflect both capacity and access honestly.
Knock-Down Joinery, Properly Engineered
Designed for assembly, not dismantled after the fact
There is a real difference between joinery designed as knock-down and a workshop-built box taken apart because it would not fit. The first has panel thickness, connector positions, back panel rigidity and wall fixing planned for site assembly. The second has holes in the wrong places and a carcass that racks.
Panel sizing to the tightest constraint
Every component is dimensioned against the survey, with the critical dimension recorded on the shop drawing so the workshop cannot accidentally produce something that will not make the turn. Where a panel would exceed the limit, the cabinet is subdivided into stacked modules instead.
Fixing into fifty-year-old substrates
Older plaster, brickwork and concrete accept fixings differently. Fixing type is selected on site after testing rather than assumed, and tall units are always anchored back to structure — a non-negotiable in any home, and doubly so where floors are not level.
Modules that can leave again
A quiet advantage of knock-down construction in an old building: the joinery can be removed or altered later without demolition, which matters in a flat that may be re-planned again in ten years.
Fewer, fuller visits
Because every trip means staircase handling, deliveries are consolidated and installation sequenced tightly. This is also why phasing joinery is less economical here than in a lift-served building — each new phase reopens the access cost.
What a 1972 Building Brings With It
Five decades of service leave marks. None of them prevent good joinery; all of them belong in the survey and the quotation rather than in a mid-project surprise.
Electrical capacity
Original layouts were designed for a fraction of today's load. Rewiring to modern circuit capacity, adding socket and data points, and re-planning positions against cabinet internals should all happen before installation — chasing walls afterwards means damaging new joinery or accepting visible trunking forever.
Concealed drainage and waterproofing
Pipework of this age is often at or past the end of its service life, and bathroom and kitchen waterproofing rarely survives untouched. Replacing them is unglamorous and unavoidable, and it must precede any cabinet fixed against those walls.
Level and plumb
Expect floors that fall across a room and walls that lean. Cabinets are levelled with adjustable feet and scribed at the ends of runs; on longer runs a two millimetre drift compounds into a visibly tapering door line, which is why final measurement waits until plastering and levelling are complete.
Windows and openings
Single glazing, aged frames and hardware are common. Where a window is due for replacement, that work should be done before joinery is installed against the adjacent wall.
Concrete spalling
External walls, ceilings and beams in older buildings frequently show spalling, where moisture has reached the reinforcement and corrosion is lifting the concrete. Repair of structural elements is a minor works item requiring a prescribed registered contractor — D-8 Limited is a Registered Minor Works Contractor Class II. Placing a cabinet against untreated spalling hides a problem that keeps growing; see Spalling Repairing Works and our credentials section.
Humidity and ventilation
Older external walls are more prone to condensation. Deep cabinets keep a ventilation gap at the back, shoe storage uses ventilated shelving, and where a wall is chronically damp the wall is remedied before anything is built against it.
What We Build in an Older Tai Wai Flat
Entrance
Older blocks rarely provide a hallway, so the entrance cabinet does double duty: a ventilated shoe cabinet with adjustable shelf pitch, an open shelf at hip height for keys and parcels, and where the door opens straight into the living area, a return panel that creates the hallway the plan never had.
Primary bedroom
A full-height wardrobe run along the longest wall, stepped around any beam, with long-hang, stacked short-hang, folded bays, drawer units and a top box for suitcases and seasonal bedding. Sliding doors where the bed sits close, hinged doors where clearance allows full access.
Second bedroom
Platform bed with deep drawers, a high bed with a desk beneath where ceiling height permits, or a desk integrated into the wardrobe run. In older buildings ceiling height is sometimes more generous than in new stock, which occasionally makes the loft option viable where a modern flat could not take it.
Living and dining
A TV feature wall concealing router, set-top box, sound bar and cabling, with ventilated compartments, plus closed storage below. Where the dining zone is tight, a wall-fixed bench with drawers underneath keeps circulation clear.
Kitchen
Drawer stacks rather than deep base cupboards, a slim pull-out for the awkward gap that always exists in an old kitchen, and a tall unit lifting appliances off the worktop. Because plumbing and gas positions in old flats are rarely where you want them, layout follows what can actually be moved.
Storage for the things nobody plans for
Suitcases, fans, heaters, festive decorations, tools, drying racks. In a flat without a store room, these need an assigned volume — usually a top box or a dedicated tall cabinet — or they will end up on the balcony and in the corridor.
Materials and Hardware for Older Buildings
These line items explain most price differences between quotations, and several of them exist specifically because the building is old.
- Carcass board — grade and thickness, with lower-emission eco wood options where preferred
- Back panel thickness — critical in knock-down construction, since the back panel provides most of the racking resistance
- Connectors for site assembly — cam locks, dowels and brackets specified for repeated tightening rather than one-time workshop pressing
- Adjustable feet — to level cabinets on floors that fall across the room
- Scribed fillers and shadow gaps — to absorb wall deviation at the ends of runs
- Anti-tip and structural fixings — selected after testing the actual substrate, not assumed
- Moisture-rated substrate — for vanities, utility cabinets and walls prone to condensation
- Hinges — soft-close with stated brand and cycle rating
- Drawer runners — full-extension with stated load rating
- Door finish — durable laminate for daily-use areas, veneer or lacquer reserved for feature pieces
Samples of these boards, laminates and hardware are kept at our Kwun Tong office, and we bring substrate fixing samples to site when the building is this old.
From Survey to Assembly
- Site visit, unit measurement and access survey — the flat plus the entire delivery route, with the critical narrowest dimension recorded.
- Storage audit — hanging length per person, folded stacks, shoes, suitcases and bulky seasonal items counted by category.
- Services review — electrical capacity, socket positions, drainage condition, waterproofing, windows and any visible spalling.
- Joinery shop drawings — cabinets drawn as knock-down modules with connector positions, filler strategy, fixing details and socket coordination.
- Enabling works — rewiring, drainage, waterproofing, plastering, levelling and any statutory repair completed first.
- Final measurement — taken after wet trades and levelling, because joinery is cut to the built dimension.
- Staircase protection and consolidated delivery — landings, handrails and neighbours' doors protected; panels delivered in as few trips as possible.
- On-site assembly, installation, adjustment — assembly in the allocated room, installation, alignment and soft-close tuning, then touch-up and full clearance of packaging.
Where the scope includes wet trades and rewiring, this runs as a Design & Build engagement; the full eight-stage sequence is on our process section.
Permissions Without a Management Office
A 13-unit building rarely has the formal apparatus of a large estate, which makes direct agreement more important, not less.
- Owners' corporation or neighbours — agree working hours, delivery days, staircase protection and refuse handling in advance and in writing where possible
- Common area protection — staircase treads, handrails, landings and neighbours' door frames protected before delivery
- Waste — packaging and offcuts removed the same day rather than stacked in the common staircase
- Insurance — contractor and third-party cover matters more in a shared staircase environment, not less
- Minor works — any alteration to partitions or structural elements falls under the Minor Works Control System and must be carried out by a prescribed registered contractor, with Form MW03 as the notice of commencement and Form MW04 as the certificate of completion for Class II works. D-8 Limited is registered as a Minor Works Contractor Class II
- Structural repair — spalling and structural element repair handled under Spalling Repairing Works
How Joinery Is Quoted in an Older Building
Joinery is priced per cabinet or per running foot as elsewhere, but an honest quotation for a building like this shows the access and correction work too. A quotation that ignores the staircase is a quotation that will be revised.
Line items specific to older, lift-free buildings
- Staircase delivery and handling allowance
- On-site assembly labour for knock-down components
- Common area protection and daily clearance
- Scribing, filler and levelling work for out-of-square walls and falling floors
- Substrate testing and fixing upgrades
- Enabling works — rewiring, drainage, waterproofing, plastering — as separate provisions
Why phasing costs more here
Every phase reopens the access cost: protection, handling, assembly space. Where budget allows, doing the joinery in one campaign is usually cheaper overall than two rounds. Our fee models and an 18-point quotation checklist are on the quotation page, with warning signs listed here.
