Two Hong Kong Homes Share This Name
Because the name appears twice in the Hong Kong market, here is the public record for both, so you can match this case study to the right address.
Beverly Hill, 6 Broadwood Road, Happy Valley
A Henderson development with an occupation permit dated 9 December 1988, comprising 10 blocks and 698 apartments arranged at two units per floor, with saleable areas of roughly 1,057 to 1,697 square feet. It sits in the Wan Chai District for secondary school allocation, with primary school net 12, close to Happy Valley's club belt. Blocks range from 30 to 37 storeys, and clubhouse facilities include a swimming pool, squash court and gymnasium.
The Beverly Hills, 23 Sam Mun Tsai Road, Tai Po
Also developed by Henderson, this is a house development with occupation permits issued between 30 July 2002 and 22 October 2008. The third phase alone comprises 163 houses, typically arranged from carpark floor up to third floor with storey heights of roughly 2.80 to 3.75 metres. It falls in primary school net 84 with secondary allocation in Tai Po District, and houses commonly come with garden, roof and flat roof areas.
Why the distinction matters for joinery
Both are large-format homes, but they fail in different ways if joinery is planned casually. A 1,057 to 1,697 square foot apartment from 1988 carries deep beams, boxed ducts and window sills that interrupt long wall runs. A four-storey house from the 2000s carries no such interruptions, but it does carry staircases, roof access, external storage and per-floor services that an apartment never has. The sections below cover both.
How Joinery Changes in a Large Home
Compact flats are an arithmetic problem: recover every millimetre. Large homes are an organisation problem: decide where each category of possession lives, then keep the language of the cabinetry consistent from the entrance to the top floor.
Dedicated storage rooms instead of scattered cabinets
Once floor area allows, storage stops competing with circulation. A walk-in closet replaces a wardrobe run, a utility room absorbs the vacuum, ironing board, tools and suitcases that otherwise colonise bedrooms, and a store off the kitchen holds bulk purchases. The result is fewer visible cabinet fronts, not more.
Long runs demand tighter tolerances
A three-metre wardrobe forgives a small out-of-square wall. A nine-metre run does not: a two-millimetre drift compounds visibly across the doors. That is why final measurement happens only after plastering, tiling and floor levelling are complete, and why shop drawings for a large home specify shadow gaps and filler panels at the ends of each run rather than assuming walls are true.
Consistency of material becomes a project risk
Veneer varies between batches, and lacquer varies between spray sessions. A house-sized order should be cut from one batch, sequence-matched, and recorded in a finishes schedule so a damaged door can be replaced years later without an obvious mismatch.
Services coordination multiplies
Large homes carry more of everything: charging points, network drops, wall-mounted screens, integrated appliances, lighting circuits, air conditioning drainage. Every one of them has to be positioned against cabinet internals before boards are cut, because a socket 40 millimetres too high can render a shelf unusable.
What We Build in Homes of This Size
Walk-in closet and dressing room
Open hanging in long and double zones, drawer banks for small items, shoe shelving on adjustable pitch, a hamper position, and where area permits an island with drawers or a bench. Dedicated lighting matters more than in a wardrobe: warm-neutral LED at the hanging rail plus a mirror lit from the front rather than overhead, so colours read true. Ventilation is designed in, since a closed dressing room in a humid climate will develop musty air without it.
Primary suite joinery
Bedhead panel with integrated reading lights and charging, bedside units matched to the wardrobe finish, and a television or art panel that conceals cabling. Where a bathroom adjoins, the vanity is treated as joinery too, using moisture-rated substrate and a stone or engineered top.
Kitchen with tall units and integrated appliances
Drawer stacks in place of deep base cupboards, tall units housing oven, steam oven and microwave at working height, a full-height larder, and panel-ready housings for fridge and dishwasher. Hardware here carries the heaviest duty cycle in the home, so runners are load-rated and hinges specified with a stated cycle rating.
Study, library and family room shelving
Adjustable shelving with a concealed cable route, closed base storage for files and printers, and a desk depth set against the actual monitor arrangement rather than a nominal 600 millimetres. In a house, this room usually doubles as the household's admin centre, so it needs power planned generously.
Entrance and drop zone
In an apartment, a ventilated shoe cabinet with an open middle shelf. In a house, a wider ground floor drop zone: outdoor shoes, umbrellas, sports equipment, deliveries, pet items, plus a bench and hooks that survive daily abuse.
House-only items
- Understair storage — drawers, pull-outs or a concealed door rather than a wasted void
- Landing linen cupboards on each floor, so bedding does not travel between levels
- Utility and laundry joinery with a sorting bench and moisture-tolerant materials
- Weather-rated storage for roof, terrace or garden equipment
- Wine storage where a stable-temperature location exists
Materials, Hardware and Finishes
These are the line items that explain price gaps between quotations, so we list them individually rather than hiding them in a lump sum.
- Carcass board — grade and thickness, with lower-emission eco wood options where preferred
- Door and panel finish — laminate, melamine, veneer, lacquer or fluted panel, each with different repairability and batch behaviour
- Edge banding — the detail that decides whether cabinetry still looks crisp after years of use
- Hinges — soft-close with stated brand and cycle rating
- Drawer runners — full-extension and load-rated, because a pot drawer and a stationery drawer are different problems
- Handles or handleless profiles — push-to-open, J-pull or metal inset trims
- Internal fittings — trouser racks, pull-out baskets, dividers, jewellery inserts, in-cabinet LED
- Moisture-rated substrate — for vanities, utility areas and anything near water
- Worktops — stone or engineered surfaces where kitchen and vanity joinery is included
Physical samples of these boards, laminates, veneers and hardware are kept at our Kwun Tong office so you can test a runner before choosing one.
From Measurement to Installation
- Site visit and first measurement — wall lengths, ceiling and storey heights, beam depths, duct positions, window sills, door swings, staircase geometry and existing service points.
- Storage audit — hanging metres, folded stacks, shoes, suitcases, appliances, sports and seasonal items counted by category, room by room.
- Joinery shop drawings — every cabinet drawn with internal divisions, hardware, finishes, filler strategy and socket coordination before anything is cut.
- Batch and finish approval — veneer or lacquer samples signed off, batch reserved for the whole order.
- Final measurement after wet trades — taken once plastering, tiling and levelling are complete, because joinery is cut to the built dimension, not the drawn one.
- Workshop fabrication — runs in parallel with site trades so joinery never becomes the critical path.
- Delivery and installation — lift bookings or vehicle access permits, common area protection, and a floor-by-floor sequence in houses.
- Adjustment and handover — door alignment, drawer travel, soft-close tension, then paint touch-up and final cleaning.
The full eight-stage project sequence either side of joinery is on our process section, and the complete drawing set is listed on the Design Project page.
Estate Management and Compliance
- Works application — schedule, contractor insurance details and a refundable deposit are commonly required before access is granted
- Access logistics — service lift booking in apartment blocks, vehicle access permits and delivery windows in house developments
- Protection — lobby, lift, staircase and driveway protection before any material enters
- Permitted hours — noisy operations are typically restricted, which shapes the installation sequence
- Minor works — if partitions or structural elements are altered, the works fall under the Minor Works Control System and must be carried out by a prescribed registered contractor. D-8 Limited is a Registered Minor Works Contractor Class II; background is in our credentials section
- Waste — packaging and offcuts removed rather than left in common refuse areas
Where a home is being renovated more broadly, we handle these submissions as part of a Design & Build engagement, and statutory repair of structural elements sits under Spalling Repairing Works.
How Large-Format Joinery Is Quoted
Custom joinery is normally priced per cabinet or per running foot, and it is usually the largest single cost group in a Hong Kong renovation. In a big home, cost concentrates in three places.
- The dressing room or walk-in closet — internal fittings and lighting carry as much cost as the carcass
- The kitchen — tall units, appliance housings, worktops and heavy-duty hardware
- Feature veneer or lacquer — where flawless alignment across long runs and batch matching are required
What to compare, line by line
- Cabinet count and running length per piece
- Board grade and door finish for each item
- Hinge and runner brand, with cycle and load ratings
- Internal fittings, in-cabinet lighting and power provision
- Delivery, installation, protection and waste removal — included or extra
- Warranty period and coverage
Our full breakdown of fee models plus an 18-point checklist you can use against any company is on the quotation page, and the warning signs to watch for are listed here.
