About Wilton Place, Mid-Levels West

Wilton Place stands at 18 Park Road — with an alternative address of 68 Bonham Road — at the junction of Park Road and Bonham Road in Mid-Levels West, within the Central and Western District. The occupation permit is dated 8 September 1997, and the building sits directly opposite an exit of Sai Ying Pun MTR station, close to the public escalator system and the Centre Street fresh market.

Composition and layouts

  • A single block of 23 storeys, with 134 residential units
  • Residential floors from the 5th to the 31st, with the 14th and 24th floors omitted
  • Six units per floor on typical floors
  • Saleable areas from 290 to 1,098 square feet
  • Sixteen duplex units on the 26th floor and above, some with a private flat roof
  • Top-floor units with a private rooftop; some duplexes with a helper's room and a balcony off the living room
  • Lower floors containing a multi-storey car park and recreational facilities — outdoor swimming pool, gymnasium and children's playground
  • Primary One Admission school net 11, secondary allocation in Central and Western District

Why this building produces a different question

Most of the units here are small — 290, 446, 477 and 573 square feet are common — but they sit in one of Hong Kong's most expensive districts, a minute from the MTR and the escalator. That combination changes the brief. Owners are not asking "how do I fill this flat with cabinets", they are asking "which three or four pieces justify their cost in a flat where floor area is this valuable, and how do they serve my actual purpose — living here, letting it, or selling it". That question is what this page answers.

Deciding What to Build When Area Is Expensive

Six steps, in order. Step one is the one most owners skip, and skipping it is why quotations get compared on price rather than on fit.

  1. State the purpose before the wish list. Own use for the next decade, letting within three months, or sale within a year produce three different specifications. Nothing else can be decided sensibly until this is fixed.
  2. Fix the capacity you actually need. Measure hanging length, folded stacks, shoes and luggage rather than guessing — the method is on our Grandview Garden case study. In a 290 to 446 square foot flat, capacity is the entire argument for custom joinery.
  3. Rank rooms by daily friction. Build first where time is lost every day: entrance storage, primary wardrobe, kitchen. Feature walls change photographs; those three change life.
  4. Separate fixed decisions from reversible ones. Anything needing electrical coordination or affecting a wall is fixed and belongs in this round. Loose furniture, curtains and styling stay reversible.
  5. Choose finishes by audience, not taste. An owner can enjoy delicate lacquer. A tenanted flat needs scratch-resistant laminate and cycle-rated hardware. A flat being sold needs finishes that photograph cleanly and read as neutral.
  6. Leave one wall unbuilt. In a small flat, an unbuilt wall preserves adaptability — for the next tenant, the next buyer, or your own next stage.

Own Use, Letting, or Selling — Three Different Specifications

Living here yourself

Capacity and daily convenience dominate. Full-height storage on the longest wall with a top box, a proper entrance cabinet, drawer stacks in the kitchen, and a bed strategy chosen against real clearances. Delicate finishes are legitimate because you control how the flat is treated, and adjustable internals are worth paying for because your needs will change before the cabinets wear out.

Letting it out

Durability and turnaround take priority. Scratch-resistant laminate rather than lacquer or open-pore veneer, hardware rated for cycle life, finishes that survive cleaning between tenancies without solvent damage, panel-level repairability so a damaged door is replaced rather than a cabinet rebuilt, and a neutral layout with the widest appeal. Fixed built-in storage also reduces the loose furniture inventory you have to maintain and replace. Keep the finishes schedule — it is what makes matching possible two tenancies later. The equivalent urban rental discussion is on our Novum East case study.

Selling within a year

Presentation, not reconfiguration. Repair and repaint, make every door and drawer close properly, remove failed or dated built-ins that make rooms feel smaller, refresh entrance storage so the first impression is tidy, and improve lighting. Major structural change rarely pays back inside a short holding period, and half-finished work reads worse than nothing at all. If you only need drawings and specification for a buyer or an incoming tenant to act on, our Design Project service covers that without construction.

The overlap

Three things serve all three purposes: an entrance that is tidy, a kitchen where things can be found, and a bedroom where clothes actually fit. Spend there first regardless of which path you are on.

Simplex Units, 290 to 573 sq ft

The 290 to 300 sq ft studio and small one bedroom

One consolidated storage wall, full height, on the longest uninterrupted run. An entrance cabinet with ventilated shoe shelving and a drop shelf. A TV or work wall that hides router and equipment. Bed either as a platform with deep drawers or a fixed bed with a generous top box above. Everything else stays loose so the plan can adapt. The detailed nano-flat method is on our Novum East case study.

The 446 to 477 sq ft one and two bedroom

Primary bedroom takes a full-height wardrobe run with long-hang, stacked short-hang, folded bays, drawers and a top box; a bedhead panel with reading light and charging removes bedside tables in a tight room. Living area gets a slim console or wall-fixed bench with drawer storage so circulation stays clear. The kitchen switches to drawer stacks with a tall unit lifting appliances off the worktop.

The 573 sq ft three bedroom

Compact three bedroom layouts are the hardest brief in the building: three rooms, one bathroom line, and no spare floor area. Here the second and third rooms usually need decisive choices — platform bed, loft bed with desk beneath, or desk integrated into the wardrobe run — and the entrance must absorb the shoes and bags of a whole household rather than one person.

Perception moves that cost nothing extra

  • Keep the longest diagonal view from the entrance unobstructed
  • Stop tall runs short of the window wall so daylight travels along it
  • Use sliding or pocket doors where clearance is tight, eliminating swing arcs
  • Keep door faces in one light consistent tone rather than three
  • Use an indirect cove above the storage wall instead of a grid of downlights

Duplex Units With Flat Roofs and Rooftops

Sixteen duplexes sit on the 26th floor and above, some with a private flat roof, and top-floor units come with a private rooftop. Several include a helper's room and a balcony off the living room. These are a different project from the simplex flats below.

Understair storage

The void beneath the internal staircase is the most commonly wasted volume in any duplex. Graded drawers and pull-outs follow the reducing head height, and a concealed door suits bulk items — shoes, luggage, cleaning equipment.

Landing cupboard

Bedding and towels belong on the floor where they are used. One cupboard on the upper landing removes a daily trip that duplex owners otherwise treat as normal.

Balustrade and cabinetry drawn together

Handrail, balustrade and adjacent cabinet positions must be resolved on one drawing. Retro-fitting a cabinet beside an installed balustrade almost always produces an awkward junction — the same principle we set out on our Royal Terrace case study.

Helper's room conversion

Where no live-in helper is employed, floor-to-ceiling fitted shelving turns the room into a genuine utility store for suitcases, bulk purchases, seasonal items, vacuum and tools, preserving ventilation and access to services, with a lockable section for chemicals.

Flat roof and rooftop storage

Weather-rated cabinetry for cushions, tools and barbecue equipment, on adjustable feet rather than flat to the slab, positioned clear of drainage and access routes, ventilated rather than sealed. Confirm with the management office and the deed of mutual covenant what may be installed on a private flat roof or rooftop, including height and fixing restrictions. Material selection for direct sun and rain is covered on our Poggibonsi case study, and the garden and roof planning method on our Wetland Seasons Park case study.

Balcony off the living room

Keep tall joinery clear of the opening and the sightline, and give outdoor items an assigned indoor home so the balcony stays a balcony rather than becoming storage by default.

What a 1997 Building Brings

Well built, well located, and nearly three decades into service. None of the following prevents good joinery; all of it belongs in the survey rather than in a mid-project surprise.

Electrical capacity and socket positions

Original layouts assumed far fewer appliances and no home working. Rewiring where needed, plus added socket and data points, should be completed before cabinets are installed, with positions confirmed against cabinet internals — a socket 40 millimetres too high can render a shelf unusable.

Concealed drainage and waterproofing

Pipework of this age may be near the end of its service life, and bathroom and kitchen waterproofing rarely survives untouched. Replacement precedes any cabinet fixed against those walls.

Level and plumb

Expect some floor fall and wall lean. Adjustable feet level the base, scribed fillers absorb deviation at the ends of runs, and final measurement waits until plastering and levelling are complete because joinery is cut to the built dimension.

Removing previous owners' built-ins

Old cabinets hide fixing holes, unpainted patches, unlevel screed at the plinth line and occasionally damp. Patching, plastering and repainting behind removals must be a priced line item — the full discussion is on our Park Avenue case study.

Any sign of spalling

Where an external wall, ceiling or beam shows lifting concrete, deal with it before building against it. Repair of structural elements is a minor works item requiring a prescribed registered contractor; D-8 Limited is a Registered Minor Works Contractor Class II — see Spalling Repairing Works and our credentials section.

Delivering to a Hillside Address

Steep, narrow streets with limited loading space

Mid-Levels West is built on a gradient, and Park Road and Bonham Road carry constant traffic with little room to stand a vehicle. Delivery windows, vehicle positioning and carrying distances are agreed in advance rather than discovered on the day.

One lift core, six units per floor

Shared lift capacity means slots are contested whenever several units are working, so booking early matters more than adding labour. Oversized panels are avoided entirely: components are sized to the lift car, pre-assembled in the workshop where the route allows, and otherwise engineered as knock-down modules — the method is on our Lung Fung House case study.

Protection in a compact lobby

Lift car, lobby and corridor protection goes down before material moves, and packaging leaves the same day. In a 134-unit building your neighbours notice everything.

The upside of a central address

Being minutes from the MTR makes trades, samples and adjustment visits fast, which matters during the snagging period and for a landlord working to a tight vacancy window.

Materials and Hardware by Purpose

The same flat gets specified differently depending on who will use it. These are the items that decide both cost and lifespan.

  • Carcass board — grade and thickness, with lower-emission eco wood options where preferred
  • Back panel thickness — carries racking loads on tall single-wall runs
  • Door finish by audience — durable laminate for tenanted flats, veneer or lacquer where an owner will live with it, neutral tones where a sale is planned
  • Hinges — soft-close with stated brand and cycle rating; cycle rating matters most in let flats
  • Drawer runners — full-extension and load-rated, especially under platform beds
  • Sliding gear — the most-used mechanism in a compact flat, so track quality is critical
  • Handleless profiles — push-to-open or J-pull to keep narrow circulation clear
  • Adjustable internals — worth paying for in an owner-occupied flat, optional in a let one
  • Moisture-rated substrate — for vanities, laundry positions and window-adjacent cabinets
  • Weather-rated materials — for flat roof or rooftop cabinetry in the duplex units
  • Finishes schedule retained — the single cheapest thing you can do to protect future repairability

Samples of these boards, laminates and hardware are kept at our Kwun Tong office.

From Measurement to Installation

  1. Purpose and brief — own use, letting or sale, with the timeline that follows from it.
  2. Site visit, unit measurement and access survey — wall lengths, ceiling height, bulkheads, door swings, existing service points, lift car dimensions and street loading options.
  3. Storage audit — hanging length, folded stacks, shoes, luggage and bulky items counted by category.
  4. Option modelling — bed strategy and storage wall drawn with real clearances, two options minimum in the smallest units.
  5. Joinery shop drawings — internal divisions, hardware, finishes, module sizing to the lift, socket coordination.
  6. Enabling works — electrical, drainage, waterproofing, patching and repainting behind any removals, completed first.
  7. Final measurement, fabrication, booked delivery — measured after making-good, fabricated off site, delivered within booked lift slots with full protection.
  8. Installation, adjustment, handover — alignment, drawer travel, soft-close tension, anti-tip checks, touch-up and cleaning.

Where the scope includes wet trades or partition change, this runs as a Design & Build engagement; the full eight-stage sequence is on our process section.

Building Management and Compliance

  • Works application — schedule, contractor details, insurance and a refundable deposit
  • Service lift booking — timed slots in a single-core building, with protection in place before material enters
  • Street loading arrangements — agreed in advance for a steep, narrow location
  • Permitted hours — noisy operations restricted, shaping the installation sequence
  • Waste removal — packaging and dismantled joinery removed the same day
  • Private flat roof and rooftop works — check the deed of mutual covenant and management rules for what may be installed and how it may be fixed
  • Minor works — alteration of partitions or structural elements falls under the Minor Works Control System and must be carried out by a prescribed registered contractor, with Form MW03 as the notice of commencement and Form MW04 as the certificate of completion for Class II works. D-8 Limited is registered as a Minor Works Contractor Class II

How Value-Led Joinery Is Quoted

Cabinets are priced per cabinet or per running foot, with the top box itemised separately and every mechanism listed with its rating. For a pre-lease or pre-sale package, the making-good items matter as much as the new work.

Line items to insist on

  • Demolition and disposal of existing built-ins
  • Patching, plastering and repainting behind removals
  • Top box separated from base cabinet on every tall run
  • Sliding gear, lift-up or wall bed mechanisms with ratings
  • Electrical adjustments and socket relocation as a separate provision
  • Lift booking, protection, street loading, delivery and same-day waste removal
  • Warranty period and coverage, especially on moving mechanisms

Where the money goes furthest

Entrance storage, the primary wardrobe with its top box, and the kitchen — in that order, for all three purposes. Feature panelling and decorative joinery come last, because in a small flat they consume the depth that storage needed. Fee models and an 18-point quotation checklist are on the quotation page, with warning signs listed here.

Sixteen duplexes sit on the 26th floor and above, some with a private flat roof, and top-floor units have a private rooftop. Lower floors hold a car park plus outdoor pool, gym and children's playground.
In an expensive district, more than anywhere else. A standard cabinet wastes roughly 60 to 150 millimetres at each wall plus the dead space above, which in a flat this size is a significant share of the home. Custom joinery also lets one piece serve several functions.
State the purpose first, then rank rooms by daily friction. Entrance storage, the primary wardrobe and the kitchen almost always outrank feature walls. Do everything needing electrical coordination now and keep styling reversible — see the prioritisation method.
Specify for durability and turnaround: scratch-resistant laminate, cycle-rated hardware, cleanable finishes, panel-level repairability, a neutral layout, and built-in storage that reduces loose furniture. Keep the finishes schedule for matching between tenancies — see three purposes, three specifications.
Presentation rather than reconfiguration: repair and repaint, make every door and drawer close properly, remove failed or dated built-ins, refresh entrance storage, improve lighting. Major structural change rarely pays back in a short holding period, and half-finished work reads worse than none.
One consolidated full-height storage wall, a clear longest diagonal from the entrance, sliding doors where clearance is tight, consistent light door faces, and indirect lighting instead of a grid of downlights — see simplex units.
Understair storage as graded drawers or pull-outs, a landing cupboard, cabinetry coordinated with handrail and balustrade, a helper's room converted to fitted shelving where appropriate, and weather-rated storage for the private flat roof or rooftop clear of drainage and access — see duplex units.
Some floor fall and wall lean, original electrical layouts designed for far fewer appliances, and concealed drainage possibly near the end of its life. Rewiring, drainage and levelling belong before joinery — see what a 1997 building brings.

Because cabinets are fabricated off site, joinery installation in a 290 to 573 square foot flat is usually days rather than weeks, with design and finish approval taking longer than the site work. That short window is what makes a pre-lease or pre-sale refresh practical between tenancies.
