About Poggibonsi, Discovery Bay

Poggibonsi stands at 3 Bayside Drive in Discovery Bay, on Lantau Island within the Islands District, built into the hillside above Second Beach and facing the sea. It was developed by HKR International, completed in April 2019 with handover from 2020, as one of the later phases of the Discovery Bay development.

Composition

  • Three residential blocks, numbered 5, 6 and 8
  • 196 residential units in total, with two to six units per floor
  • Saleable areas from 344 to 1,844 square feet, spanning studio to four bedroom
  • Ceiling heights of approximately 2.75 to 3.45 metres depending on unit type
  • Mostly enclosed kitchens, with only a small number of open-plan kitchens
  • A balcony to every unit, with some units also having a utility platform and/or bay window
  • Clubhouse facilities, with hillside escalator and taxi stand access nearby
  • Primary One Admission school net 99, secondary allocation in the Islands District

The unit mix, in numbers

  • Studio — 350 to 412 square feet, 25 units. Notable as the first studio units offered in the area for decades
  • One bedroom — 551 to 763 square feet, 25 units
  • Two bedroom and two bedroom with suite — 702 to 1,379 square feet, 82 units, the largest group
  • Three bedroom with suite — 1,019 to 1,413 square feet, 53 units
  • Special platform units — 344 to 1,062 square feet, 5 units
  • Top-floor units — 1,370 to 1,844 square feet, 6 units, each with a private pool or jacuzzi on the roof

Why this brief is unlike an urban flat

Three conditions set the agenda here, and none of them appear in a typical Kowloon apartment. The ceilings are unusually generous, so vertical storage strategy matters more than floor planning. Every unit opens to a balcony, which means the joinery has to respect an indoor–outdoor relationship rather than treating the window wall as an end point. And the site is on an island with controlled vehicle access, so delivery logistics are planned before the first cabinet is drawn.

Ceilings of 2.75 to 3.45 Metres — Use Them

The difference between a 2.75 metre and a 3.45 metre room is close to a whole extra storage tier. Most fit-outs waste it because standard cabinet heights are drawn from habit rather than from the site.

The top box, itemised separately

Above the standard wardrobe height sits the cheapest storage volume in the home: suitcases, seasonal bedding, festive items, archives. Because anything above roughly 2,100 millimetres needs a step, it holds what you touch twice a year, not what you touch daily. We quote the top box as its own line so you can see exactly what that height is buying.

Divide tall runs, do not stretch them

A single door three metres high will bow and sag over time. The correct detail is a base cabinet with a separate top box, each with its own doors and its own alignment — a structural decision that happens to look better too.

Curtain pockets and lighting coves

Extra height allows a recessed curtain pocket that hides the track completely, and an indirect cove above the storage line that lifts the ceiling plane. In a sea-facing flat the cove matters after dark, when the view goes black and the room needs its own light rather than borrowed daylight.

Taller kitchen and utility units

Full-height larders and stacked appliance towers become viable, moving the microwave and steam oven to working height and clearing the worktop.

Confirm the height before drawing

Because the range across the development is wide, the actual finished ceiling height, bulkhead depths, sprinkler positions and air conditioning routes are measured in the specific unit rather than assumed from the sales brochure.

Designing Around a Balcony

People buy in Discovery Bay for the outdoor relationship. Joinery either protects that relationship or quietly destroys it, and the difference is usually two or three decisions made early.

Do not block the door or the view

Tall cabinetry stops short of the balcony opening, and nothing tall sits where it interrupts the diagonal sightline from the entrance to the sea. The temptation to fill the last metre of wall is exactly the thing that makes a flat feel closed.

Give outdoor items a home indoors

Umbrellas, outdoor shoes, cushions, plant tools, cleaning equipment and drying racks all need an assigned volume near the balcony door. Skip this and the balcony becomes the storage room, which defeats the purpose of buying here.

Cabinetry near the opening needs different specification

Moisture-tolerant substrate, sealed edges, corrosion-resistant hinges and runners, and light-stable finishes, because sun and rain reach further inside an open balcony door than most owners expect.

Utility platform, where the unit has one

A weather-rated cabinet on or beside the utility platform can take the washing machine consumables, mop, bucket and tools, freeing the interior. Ventilation and drainage access must be preserved.

Top-floor units with a private pool or jacuzzi

These six flats need genuine outdoor-adjacent planning: a weather-rated store for pool equipment, towels and cushions, a rinse or changing position near the roof access, and interior joinery close to the stair that tolerates wet feet and damp towels. Roof-level materials are chosen for direct sun and rain first, appearance second.

Upgrading Without Opening the Wall

Most units here have enclosed kitchens, and owners often assume improvement means demolition. It usually does not.

What transforms an enclosed kitchen

  • Drawer stacks replacing deep base cupboards, so nothing is lost at the back
  • A full-height larder for dry goods and bulk purchases
  • Appliance housing at working height for oven, steam oven and microwave
  • A slim pull-out filling the awkward 150 to 300 millimetre gap that every kitchen has
  • Under-cabinet task lighting, which does more for usability than any finish
  • A tall cabinet concealing the washer along with detergent, mop and bucket

If you do want it opened

The partition must be non-structural. Load bearing walls, slabs, beams and columns cannot be touched without proper assessment and the correct statutory route, and works under the Minor Works Control System must be carried out by a prescribed registered contractor. D-8 Limited is a Registered Minor Works Contractor Class II — background is in our credentials section, and a wider scope of this kind runs as a Design & Build engagement.

Refacing as the middle path

Where the carcasses are sound, new doors, new hardware and a new worktop deliver most of the visual change at a fraction of full replacement, and generate far less waste to ship off an island.

Joinery Across 344 to 1,844 sq ft

Studio, 350 to 412 sq ft

One dense storage wall, an entrance cabinet with ventilated shoe shelving and a drop shelf, and a bed strategy chosen deliberately — platform with drawers, or a fixed bed with a generous top box that the tall ceiling makes possible. Keep the balcony sightline clear; in a studio it is the single feature that makes the flat feel larger than its area.

One bedroom, 551 to 763 sq ft

A full-height wardrobe run with stacked short-hang and a top box, a TV feature wall concealing router and equipment, a convertible work and dining surface, and a defined position for outdoor and laundry items near the balcony.

Two bedroom, 702 to 1,379 sq ft

The largest group in the development. Primary wardrobe run plus a bedhead panel with reading light and charging; second room takes a platform bed, a high bed with desk beneath where the ceiling allows, or a desk integrated into the wardrobe. A utility cabinet absorbs vacuum, ironing board and tools.

Three bedroom with suite, 1,019 to 1,413 sq ft

Storage stops competing with circulation. The suite can take a walk-in closet or a dressing run with drawer banks and shoe shelving at adjustable pitch, and a study wall earns its own space. Long runs at this scale need tighter tolerances and batch-matched finishes, since a two millimetre drift compounds visibly across a nine metre wardrobe.

Platform and top-floor units, 344 to 1,844 sq ft

Outdoor-adjacent storage becomes the defining requirement rather than an afterthought — see designing around a balcony above.

Island Logistics — Planned Before Drawings

On an island address, the delivery plan is not an administrative detail. It is the schedule.

  1. Confirm access rules with management first. Discovery Bay operates controlled vehicle access, so permitted routes, vehicle permits, loading points and time windows are confirmed with the management office before any programme is agreed.
  2. Consolidate into as few trips as possible. Each extra trip multiplies transport time and permit handling, so a whole flat's components are batched into one or two deliveries.
  3. Pre-assemble where the route allows. Where lifts and corridors accept larger modules, more is built off site to cut on-site days; where they do not, cabinets become knock-down components sized to the tightest point of the route — the same discipline described on our Lung Fung House case study.
  4. Order long lead items early. Stone, specific hardware and appliances cannot be fetched at short notice from an island site.
  5. Bring a full spares kit. Extra connectors, hinges, runners, edge banding and touch-up materials travel with the delivery, because a missing screw costs a day rather than an hour.
  6. Protect the entire route. Lift car, lobby, corridor and any external walkway, with packaging leaving on the same trip.

We have done this before nearby: two flats at Graceful Mansion, Siena II in Discovery Bay — plus Flat C in the same building — and a home on Peng Chau.

Building for Coastal Humidity and Salt Air

Sea views come with sea air. Joinery that ignores this looks excellent for two years and tired by year five.

Hardware corrosion

Hinges and runners exposed to salt-laden air stiffen and stain. We specify corrosion-resistant hardware, particularly in rooms that open to the balcony and in bathrooms and utility areas.

Edges and substrate

Water reaches board through unsealed edges more often than through faces. Sealed edge banding and moisture-rated substrate near openings, sinks, washers and bathrooms are standard here rather than upgrades.

Airflow inside cabinets

Ventilation gaps behind deep cabinets, ventilated shoe shelving, and a small clearance above skirting so air moves. Closed dressing areas get deliberate ventilation because a sealed damp cupboard in this climate becomes musty within a season.

Sun on finishes

South and southeast orientation with open views means sustained daylight. Finishes in the sun path are chosen for light stability, and blinds or curtains are planned as part of the joinery rather than added afterwards.

Habits that matter more than materials

Do not hang damp swimwear or towels in a closed wardrobe, dry the balcony-adjacent floor after rain, and run the air conditioning in dehumidify mode during long humid spells. We hand over care notes with the works, because in coastal homes maintenance behaviour outperforms specification.

If the Unit Will Be Let

Discovery Bay has a substantial lettings market, and a rental brief is a different problem from an owner-occupier's.

  • Durability over delicacy — scratch-resistant laminate rather than lacquer or open-pore veneer
  • Hardware rated for cycle life — tenants use drawers harder than owners do
  • Cleanable finishes — surfaces that survive turnaround cleaning without solvent damage
  • Panel-level repairability — a damaged door replaced rather than a cabinet rebuilt, which is why the finishes schedule is retained
  • Neutral, widest-appeal layout — avoid configurations suited to only one household type
  • Built-in over loose — fixed storage reduces the furniture inventory a landlord must maintain and replace
  • Coastal-grade hardware — corrosion is a maintenance cost, and maintenance costs recur every tenancy

If you only need drawings and specification for a letting fit-out, our Design Project service covers that without construction. The equivalent urban rental discussion is on our Novum East case study.

Materials and Hardware for a Coastal Home

  • Carcass board — grade and thickness, with lower-emission eco wood options where preferred
  • Moisture-rated substrate — near balconies, utility platforms, kitchens and bathrooms
  • Sealed edge banding — the primary defence against humidity ingress
  • Corrosion-resistant hinges and runners — with stated brand, cycle and load ratings
  • Light-stable door finishes — for surfaces in the sun path of open views
  • Weather-rated materials — for any cabinetry on a balcony, utility platform or roof terrace
  • Back panel thickness — carries racking loads on the tall runs that high ceilings invite
  • Separate top box construction — instead of oversized single doors
  • Ventilation detailing — gaps behind deep cabinets, ventilated shoe shelving, airflow above skirting
  • In-cabinet LED with door sensor — because deep top storage you cannot see is storage you forget

Samples of these boards, laminates, veneers and hardware are kept at our Kwun Tong office, and we bring a coastal specification set to site visits on the islands.

From Measurement to Installation

  1. Site visit, unit measurement and access survey — the flat plus the full delivery route, ceiling and bulkhead heights, sprinkler and air conditioning positions, balcony opening and curtain details.
  2. Storage audit — hanging length per person, folded stacks, shoes, luggage, plus the outdoor and pool items an island home accumulates.
  3. Option modelling — bed strategy, top box configuration and balcony-adjacent storage drawn with real clearances.
  4. Joinery shop drawings — internal divisions, hardware, finishes, module sizing to the access route, and socket coordination.
  5. Finish approval and lead time confirmation — batches reserved, long lead items ordered before the delivery slot is booked.
  6. Final measurement after wet trades — taken once plastering, tiling and levelling are complete, because joinery is cut to the built dimension.
  7. Permits, protection and consolidated delivery — management approvals, route protection, one or two full deliveries with a spares kit.
  8. Installation, adjustment, handover — alignment, drawer travel, soft-close tension, anti-tip checks, touch-up, cleaning and coastal care notes.

The full eight-stage project sequence is on our process section, and the complete drawing set is listed on the Design Project page.

Management Approvals and Compliance

  • Works application — schedule, contractor details, insurance and a refundable deposit
  • Vehicle and delivery permits — routes, loading points and time windows set by management on a controlled-access island site
  • Service lift booking — timed slots, with lift car, lobby and corridor protection before material moves
  • Permitted hours — noisy operations restricted, shaping the installation sequence
  • Waste removal — packaging and offcuts leaving on the same trip rather than accumulating on site
  • Minor works — any alteration to partitions or structural elements falls under the Minor Works Control System and must be carried out by a prescribed registered contractor, with Form MW03 as the notice of commencement and Form MW04 as the certificate of completion for Class II works. D-8 Limited is registered as a Minor Works Contractor Class II
  • Structural repair — spalling and structural element repair handled under Spalling Repairing Works

How Island Joinery Is Quoted

Joinery is priced per cabinet or per running foot, with the top box itemised separately so the value of the tall ceiling is visible. An island project also carries logistics items that an honest quotation shows rather than absorbs and later revises.

Line items specific to an island site

  • Delivery permits and consolidated transport
  • Extended handling time along the approved route
  • Full route protection, including external walkways
  • Spares provision carried with the delivery
  • Waste removal off site on the same trip
  • Coastal-grade hardware and moisture-rated substrate upgrades
  • Weather-rated cabinetry for balcony, utility platform or roof terrace

Where to spend first

The single storage wall with its top box, the entrance and outdoor-item storage, then the kitchen upgrade. Those three decide whether the home functions; feature detailing is refinement. Our fee models and an 18-point quotation checklist are on the quotation page, with warning signs listed here.

Custom Furniture FAQ

3 Bayside Drive, Discovery Bay, on Lantau Island in the Islands District, developed by HKR International, completed April 2019 with handover from 2020. Three blocks numbered 5, 6 and 8 provide 196 units. Primary school net 99, secondary allocation Islands District — see the property section.
Saleable areas 344 to 1,844 square feet, studio to four bedroom. The mix includes 25 studios of 350 to 412 sq ft, 25 one bedrooms of 551 to 763 sq ft, 82 two bedroom and two bedroom with suite units of 702 to 1,379 sq ft, 53 three bedroom with suite units of 1,019 to 1,413 sq ft, five special platform units of 344 to 1,062 sq ft, and six top-floor units of 1,370 to 1,844 sq ft with a private pool or jacuzzi.
About 2.75 to 3.45 metres depending on unit type. That converts into a top box above standard wardrobe height, deeper curtain pockets, lighting coves and taller kitchen units. Anything above roughly 2,100 millimetres needs a step, and very tall single doors are avoided in favour of a base cabinet plus separate top box — see use the height.
Treat it as a room with weather. Keep tall cabinetry clear of the opening and the sightline, give outdoor items an assigned indoor home so the balcony does not become storage, and specify moisture-tolerant substrate, sealed edges, corrosion-resistant hardware and light-stable finishes near the opening. See designing around a balcony.
Yes, and usually it is the better route: drawer stacks instead of deep base cupboards, a full-height larder, appliance housing at working height, a slim pull-out, task lighting, and a tall cabinet concealing the washer. Opening a kitchen requires a non-structural wall and, where structural elements are involved, a prescribed registered contractor — see upgrading without opening the wall.
Salt and humidity corrode hinges and runners, swell unsealed edges and encourage mustiness in closed cabinets. We specify corrosion-resistant hardware, moisture-rated substrate, sealed edge banding, ventilation gaps behind deep cabinets and ventilated shoe shelving — see building for coastal humidity.
Considerably. Vehicle access is controlled, so routes, permits, loading points and time windows set by management define the schedule. We consolidate into one or two deliveries, order long lead items early, and carry a full spares kit — see island logistics.
Weather-rated storage for pool equipment, towels and cushions, a rinse or changing position near the roof access, and interior joinery near the stair that tolerates wet feet and damp towels. Roof-level materials are selected for direct sun and rain first.
Yes, with a rental specification: durable laminate, cycle-rated hardware, cleanable finishes, panel-level repairability, a neutral layout, built-in rather than loose furniture, and coastal-grade hardware to reduce recurring maintenance. See if the unit will be let.
The development completed in April 2019 with handover from 2020, so units may be first fit-outs or resales. For a handover, document the defects inspection before any contractor enters, then build against finished floors and installed kitchens — the sequence is on our Harbour Glory case study.
Expect a works application with schedule, contractor insurance and a refundable deposit, plus lift booking, delivery permits, route protection and controlled waste removal. Alteration of partitions or structural elements falls under the Minor Works Control System and requires a prescribed registered contractor; Class II works use Form MW03 and Form MW04. D-8 Limited is a Registered Minor Works Contractor Class II.
Per cabinet or per running foot, with the top box itemised separately, plus an honest allowance for permits, consolidated transport, extended handling, route protection and spares. A quotation with no logistics allowance will later be revised — see how island joinery is quoted.
