Beverly Hills — Large Apartment and House Renovation
At this scale the design is the easy part. What decides the outcome is programme, parallel trades and material lead times. See the programme logic, the property notes, or request a quotation.
Interior design project by D-8 Limited at Beverly Hills, Hong Kong.
D-8 Limited is an integrated design firm on interior design. It emphasizes on details in its design philosophy, which could be reflected on both the user experience and form of its works. As an evolving design studio, it offers animation visualization as an advanced presentation tool for their client to easily understand the design and outcome in a more comprehensive way.
On a large property the value of an integrated practice becomes obvious. Several trades work in different zones on the same day, ceiling design has to accommodate air conditioning and lighting before boards go up, and stone and veneer must be reserved from one batch weeks before installation. When design and construction sit in separate companies, each of those coordination points becomes a negotiation. Here they are one team's responsibility — the reasoning is set out on our Design & Build comparison.

Two Hong Kong Properties Share This Name
Because the name appears twice in the market, here is the public record for both, together with what each means for a renovation.
Beverly Hill, 6 Broadwood Road, Happy Valley
- Henderson development, occupation permit dated 9 December 1988
- 10 blocks, 698 apartments, two units per floor
- Saleable areas roughly 1,057 to 1,697 square feet
- Clubhouse facilities including swimming pool, squash court and gymnasium
- Primary One Admission school net 12, secondary allocation in Wan Chai District
Renovation implication: a well-built 1988 apartment with generous floor area but the technical profile of its generation — deep beams, boxed ducts, interrupting window sills, floors that are not perfectly level, and original electrical provision designed long before modern appliance loads. Infrastructure comes first here, not finishes.
The Beverly Hills, 23 Sam Mun Tsai Road, Tai Po
- Henderson development, occupation permits issued between 30 July 2002 and 22 October 2008
- House development; the third phase alone comprises 163 houses
- Typically arranged from carpark floor up to third floor, with storey heights of roughly 2.80 to 3.75 metres
- Houses commonly come with garden, roof and flat roof areas
- Primary One Admission school net 84, secondary allocation in Tai Po District
Renovation implication: a multi-storey house brings staircases, roof and external wall waterproofing, garden drainage, water pressure across levels, per-floor services and outdoor storage into scope. Construction for a full strip-out here commonly runs twelve to twenty weeks, and works touching external walls, roofs or the building fabric may fall under the Minor Works Control System.
Which one is yours
Tell us the address and we will quote against the correct property type — the constraints, programme and approvals differ substantially between a Happy Valley apartment and a Tai Po house. The joinery-specific approach for both is on our Beverly Hills custom furniture case study.
Programme Logic for a Large Property
A small flat is a queue: one trade after another. A large apartment or a house is a schedule: several trades in different zones, governed by material lead times. Seven steps.
- Survey the whole property, floor by floor. Dimensions, storey heights, beam depths, riser and duct positions, drainage routes, roof and external wall condition, garden levels, and existing electrical and water capacity on every level.
- Identify statutory and structural items first. Confirm which partitions are non-structural, and flag anything involving structural elements, external walls, roofs or additions — those determine both the design and the approvals route before a single finish is chosen.
- Order long lead-time materials early. Stone slabs, specific sanitary ware, imported ironmongery, appliances and air conditioning equipment carry lead times that dictate the programme. They are selected and reserved before construction starts, not during it.
- Zone the property and run trades in parallel. Wet trades on one floor while first fix electrical runs on another. Zoning is what turns twenty weeks of sequential work into a manageable programme.
- Lock finishes and batches before joinery is cut. Veneer and stone vary between batches, so a house-sized order is reserved from one batch, sequence matched and recorded in the finishes schedule.
- Coordinate services against every cabinet. Socket, data, lighting, air conditioning drainage and plumbing positions confirmed against joinery internals on each floor before boards are cut.
- Commission, snag and hand over by zone. Test air conditioning, lighting circuits and water systems progressively rather than leaving one long list at the end.
The standard eight-stage programme and the trade sequence that cannot be reordered are on our Design & Build page.
What Multiplies at This Scale
Electrical load and distribution
More rooms means more circuits, more charging points, more screens and often a home office on each floor. A large property may need distribution reviewed rather than simply extended, with dedicated air conditioning circuits, residual current protection and a socket count planned against furniture layout rather than added later as trunking.
Air conditioning and ceiling design
Indoor unit positions, drainage falls and access panels for future servicing all have to be resolved before ceilings are boarded. An access panel designed into the scheme is invisible; one cut in afterwards never is.
Lighting circuits and control
A large open living area controlled by a single switch is a common and avoidable failure. Circuits are grouped by use — ambient, task, accent and cove — with switching planned from the entry points people actually use, and dimming where the room serves both day and evening functions.
Water pressure and hot water across floors
In a multi-storey house, simultaneous demand on upper floors is the usual complaint. Pipe sizing, pump provision and hot water capacity are checked against the number of bathrooms rather than assumed.
Roof, external wall and garden
Roof and external wall waterproofing, flat roof drainage, garden levels and surface water routes are the items that cause the most expensive failures later. Works affecting external walls, roofs or the building fabric may fall under the Minor Works Control System, requiring a prescribed registered contractor — D-8 Limited is a Registered Minor Works Contractor Class II. Weather-rated outdoor storage planning is covered on our garden and roof storage case study.
Acoustics between floors and rooms
Impact noise through slabs and airborne noise between a media room and a bedroom become noticeable in a large home. Floor build-ups, door specification and partition construction are worth deciding deliberately rather than by default.
Long Lead Times Set the Completion Date
On large projects the critical path usually runs through materials, not labour. These are the items that decide when you move in.
- Stone slabs — selection, reservation, templating after site measurement, then fabrication. Scheduled backwards from installation, never ordered when the carpenter finishes
- Veneer and lacquer — reserved from one batch and sequence matched across rooms, because a near-miss between two rooms reads as an error
- Imported sanitary ware and ironmongery — often the single most common cause of a delayed handover
- Appliances — panel-ready units must be confirmed before joinery is cut, since housing dimensions follow the model
- Air conditioning equipment — capacity and indoor unit dimensions affect ceiling design
- Specialist glass, mirrors and metalwork — fabricated to site dimensions after wet trades finish
- Timber flooring — acclimatisation time before laying, and moisture testing of the screed
Everything above is recorded in a finishes schedule, which is also what allows a damaged panel or tile to be matched years later — the reason we hand it over at completion, as described on our documentation method.
Where a Large Home Is Won or Lost
The primary suite
A dressing room or walk-in closet with open hanging, drawer banks and shoe shelving at adjustable pitch, dedicated warm-neutral lighting at the rail, a mirror lit from the front rather than overhead, and deliberate ventilation — a closed dressing area in this climate goes musty without it. The bathroom is treated as joinery too, with moisture-rated substrate and a stone or engineered top. Detail on our Beverly Hills joinery case study.
Kitchen and utility
Drawer stacks rather than deep base cupboards, tall units housing oven, steam oven and microwave at working height, a full-height larder, panel-ready housings for fridge and dishwasher, and a separate utility area with a sorting bench and moisture-tolerant materials. Hardware here carries the heaviest duty cycle in the home.
Living and dining
Long uninterrupted runs demand tighter tolerances: a two millimetre drift compounds visibly across nine metres, so scribed fillers and shadow gaps are designed at the ends of runs, and final measurement waits until plastering and levelling are complete.
Study, library and family room
Adjustable shelving with concealed cable routes, closed base storage for files and printers, and desk depth set against a real monitor arrangement. In a large home this room usually becomes the household's admin centre, so power is planned generously.
Entrance and drop zone
In an apartment, a ventilated shoe cabinet with a drop shelf. In a house, a wider ground floor zone handling outdoor shoes, umbrellas, sports equipment, deliveries and pet items, with a washable floor finish and a base raised clear of water.
Houses only
Understair storage as graded drawers or pull-outs, a linen cupboard on each landing so bedding stays where it is used, weather-rated storage for roof, terrace and garden equipment, and a utility room that takes laundry properly rather than a washer squeezed into a bathroom.
Staying in the Property, or Moving Out
When staying is realistic
In a house or a large apartment, zone-by-zone works are sometimes viable: seal containment at zone boundaries, protect the full route, keep one bathroom and a cooking point usable, and clean daily. It suits owners renovating one floor at a time.
What it costs you
A longer programme, higher protection and cleaning cost, restricted noisy hours, and reduced ability to run trades in parallel — which is precisely the efficiency a large project depends on. We price both options so the comparison is explicit rather than assumed.
When moving out is the cheaper answer
Where the scope includes rewiring, drainage replacement, full waterproofing renewal or structural work, an empty property is faster and materially cheaper. The room-by-room method for occupied flats, with its trade-offs, is set out on our Park Avenue case study.
Estate Rules and Statutory Requirements
Estate and management requirements
- Works application with schedule, contractor insurance details and a refundable deposit
- Service lift booking in an apartment block; vehicle access permits and delivery windows in a house development
- Protection of lifts, lobbies, corridors, driveways and landscaping before any material moves
- Restricted hours for noisy operations, which shapes demolition sequencing
- Controlled disposal, with debris removed the same day
- Deed of mutual covenant restrictions on what may be installed in gardens, on flat roofs or on rooftops, including height, fixing method and appearance
Minor works and structure
Non-structural partitions can often be altered. Load bearing walls, structural slabs, beams and columns cannot be touched without proper assessment and the correct statutory route, and works under the Minor Works Control System must be carried out by a prescribed registered contractor registered for the relevant class, type and items. For Class II works, Form MW03 is the notice of commencement and Form MW04 the certificate of completion. D-8 Limited is a Registered Minor Works Contractor Class II — see our credentials and the compliance section.
If spalling or damp appears
It is repaired before finishes go back, under our Spalling Repairing Works scope. In a 1988 building, external walls, ceilings under wet areas and boxed ducts are the usual locations; in a house, roof soffits, canopies and external wall surfaces.
How a Large Project Is Quoted
Trade by trade with quantities and unit rates, exactly as for a small flat — but with additional lines that only appear at this scale.
- Zoning and phased protection across multiple floors
- Deposits and reservation for long lead-time materials
- Stone templating and fabrication
- Commissioning and testing of air conditioning, lighting and water systems
- Access provisions for external or roof works, including scaffolding or platforms
- Provisional sums for concealed conditions on each level, clearly marked as provisional
- Extended site supervision reflecting parallel trades
Published 2026 market references put integrated design and build packages at roughly HK$1,500 to HK$3,500 per square foot of scope, with platform averages near HK$1,000 per square foot in a band of about HK$800 to HK$1,200. A house with structural, roof or external works is priced on its own terms rather than by a per-foot rule. These are market references, not our quotation — compare any quotation with the 18-point checklist, and read the warning signs.
