Interior Design References by Room Type

Four rooms decide how a Hong Kong home actually feels day to day. Use these references to identify the treatment you want, then open the matching case study for the full unit.

Living room interior design reference by D-8 Limited Hong Kong

Living Room

Living room design reference

Living and dining are usually one volume in Hong Kong flats, so the work is about circulation and concealment: a TV feature wall that hides router and cabling, a dining zone pushed toward the window for daylight, indirect cove lighting to lift a low ceiling, and full-height storage along the longest wall. See it applied in Novum East and Ocean Pride.

Kitchen interior design and cabinetry reference by D-8 Limited

Kitchen

Kitchen design reference

Kitchen planning starts with the plumbing and gas positions you cannot move, then works outward: worktop clearance, drawer stacks instead of deep cupboards, tall units for appliances, and ventilation routing. Opening a kitchen partition can borrow daylight, but only where the wall is non-structural. Related joinery work is on our Custom Made Furniture page.

Office space interior design and fit-out reference by D-8 Limited

Office Space

Office design reference

Commercial fit-out is judged on programme and compliance as much as appearance: landlord fit-out guidelines, after-hours works, fire services requirements, cable management, meeting room acoustics and a reception that carries the brand. Commercial references include Central Plaza and China Hong Kong City.

Bedroom interior design and fitted wardrobe reference by D-8 Limited

Bedroom

Bedroom design reference

Bedrooms are storage problems dressed as styling problems. We size hanging, folding and luggage zones against the owner's actual wardrobe, then choose between a fitted wardrobe run, a raised platform bed with drawers, or a loft bed where ceiling height allows. Compact examples: Hemera and Oceanaire.

How to Use This Portfolio

Most owners browse portfolios for pictures and then discover the quotation bears no relation to what they saw. A more useful reading order is to match constraints first, aesthetics second.

  1. Match the property type. A 1988 subsidised housing flat, a 2014 new development unit and a three-storey village house need completely different budgets for the same visual result.
  2. Match the usable area. Storage volume, not style, is what makes a small flat livable, so compare against units close to your own square footage.
  3. Note the joinery quantity. Custom cabinetry is typically the single largest cost group in a Hong Kong renovation, so count the cabinets in the photos.
  4. Check the scope you actually need. Full design and build, drawings only, furniture only, or statutory spalling repair.
  5. Bring three references to the consultation. Two you like and one you dislike — the dislike tells a designer more than the likes do.

Once you have a shortlist, book a free site visit through the quotation page or the contact page, and we will measure the unit and quote against the specific references you chose.

Case Studies by Property Type

The same design language behaves differently in a new development, a 1980s estate and a village house. These groupings tell you which of our projects is technically closest to yours.

New development apartments

Handover units arrive with basic finishes and no storage, so almost the entire budget goes to joinery, lighting and soft finishes rather than demolition. Fitting out before move-in also avoids protection and furniture-shifting costs. Reference: Hemera at LOHAS Park, Ocean Pride, Novum East.

Established estate apartments and second-hand flats

Expect rewiring, drainage replacement, waterproofing renewal and floor levelling before styling. We photograph existing conditions before demolition so any variation is provable later. Reference: Chevalier Garden, Broom Garden, Grandview Garden, Lido Garden, Beverly Garden, Beverly Hills, Poggibonsi, Dragon Court.

Subsidised housing and compact units

Budget discipline decides the sequence: fix electrical layout, waterproofing, kitchen and bathroom first, then phase cabinetry so the family can move in and add joinery later. Reference: Ho Tak Court, Lung Fung House, Oceanaire.

Village houses, duplexes and low density homes

Multi-floor units bring staircases, roof access, water pressure, waterproofing and thermal comfort into scope, and material delivery is harder. Our Tai Po series covers three separate units: Lam Tsuen, Lam Tsuen II, Lam Tsuen III. Also see Ling Kai.

Island and remote-access homes

Ferry schedules, restricted vehicle access and limited works hours change the programme more than the design does. We plan deliveries in consolidated batches and pre-fabricate joinery off site. Reference: Peng Chau, Graceful Mansion, Siena II — Flat B, Flat C, Marine View.

Commercial premises

Landlord fit-out guidelines, building management approvals, after-hours works, fire services requirements and licensing shape the layout before the first sketch. Reference: Central Plaza, China Hong Kong City. Full scope on the Design & Build page.

Interior Design Reference

D-8 Limited offers a diverse range of interior design references spanning modern minimalism, Nordic style, and functional design. Whether living room, kitchen, bedroom, or office, our team focuses on detail and user experience, combined with 3D animation visualization so clients can preview the final result before construction.

Style is really a shortcut for a set of decisions about colour, material and light. Modern minimalist and Nordic schemes lean on light oak tones, handleless fronts and concealed cove lighting. Japanese and Muji-inspired schemes use low furniture heights, tatami storage platforms and warm neutrals. Light luxury layers stone-look surfaces and brushed metal trims, while wabi-sabi moves the other way toward micro-cement, lime-wash and matte texture. Naming your direction early cuts revision rounds significantly.

Browse our design portfolio for inspiration, or speak with our designers about turning your ideas into a unique space. If you only need drawings and 3D visualization without construction, that is exactly what our Design Project service delivers.

Interior Design Projects

From apartments and village houses to commercial spaces, D-8 Limited publishes 27 interior design and renovation case studies and 12 custom made furniture case studies on this site. As a Registered Minor Works Contractor (Class II), we provide integrated design-and-build services to bring design concepts to life.

Every project is supported by detailed documentation, clear client communication, and an experienced construction team to deliver consistent quality. Because design and construction sit inside the same company, the designer who planned your layout is the person who answers the carpenter's questions on site and checks wall lines before tiling begins — which removes the most common Hong Kong renovation dispute, the gap between what was drawn and what was built.

What Sits Behind Every Case Study

A photograph is the last five percent of a project. The other ninety-five percent is documentation, and that is where D-8 Limited's practice is built.

The drawing set we issue

  • Demolition and new layout plans
  • Dimensioned floor plan and furniture layout
  • Elevations and sections for key walls
  • Ceiling, lighting and switching plans
  • Electrical, data and plumbing point plans
  • Joinery shop drawings for every custom cabinet
  • Material and finishes schedule
  • 3D renderings or animation walkthroughs

The eight stages of a project

  1. Enquiry and consultation — send your floor plan, budget range and target move-in date
  2. Site visit and measurement — actual dimensions, ceiling heights, beam positions, existing services and defects
  3. Concept design — layout options with trade-offs and an indicative cost band
  4. Scheme finalization and 3D visualization
  5. Material and finishes selection with physical samples
  6. Contract, drawings and submissions, including building management approval
  7. Construction with site supervision and progress reporting
  8. Defect rectification, cleaning, handover and warranty period

Allow two to three months before construction begins for stages one to six. Residential construction then typically runs about six to twelve weeks depending on scope. Read the fee models and process in more detail on our home page fee section and process section.

Approvals Behind These Projects

Hong Kong regulates alteration and repair work under the Minor Works Control System. Minor works are classified into three classes by nature, scale, complexity and safety risk, and a registered contractor may only carry out the classes and items for which it is registered. Class II covers works of comparatively lower complexity and risk and can proceed without appointing a prescribed building professional, provided a prescribed registered contractor is appointed.

Structural repair and concrete spalling

Repair of a structural element — any column, load bearing wall, slab or beam, or a concrete projection from a structural member — is a designated Class II minor works item, and owners must appoint a prescribed registered contractor to carry it out. D-8 Limited is registered as a Minor Works Contractor Class II. Because spalling exposes reinforcement to moisture, rust keeps progressing until defective concrete is hacked back to sound substrate and patched with the correct repair mortar, so delay makes the repair area larger, not smaller. See the Spalling Repairing Works service.

Submission sequence we handle

  • Appointment of a prescribed registered contractor before works begin
  • Checking approved building records against the proposed works
  • Notice of commencement with photographs and prescribed plans, submitted not less than 7 days before works start
  • Certificate of completion with supporting documents and photographs, submitted within 14 days after completion

Partition changes and estate management

Non-structural partitions can often be altered, but structural walls, slabs and beams cannot be touched without proper assessment and the correct statutory route. Most estates also require an application to the building management office with a works schedule, contractor insurance details and a deposit before hoarding goes up. We prepare this documentation as part of a design and build engagement.

Hong Kong Interior Design Services — FAQ

Creating your dream home through professional interior renovation is a milestone many hope to achieve. D-8 Limited helps you turn your vision into reality by combining aesthetics with professional expertise. We guide clients who are unfamiliar with renovation timelines and processes through every stage of the project.
Renovation contractors focus on construction processes such as cement work, painting, carpentry, and electrical wiring. A professional interior design firm provides integrated design and build services, understanding client requirements and property constraints before producing design schemes and drawings. D-8 Limited manages both design and construction for a cohesive result — see our Design & Build service.
D-8 Limited offers four core services: Design & Build, Custom Made Furniture, Spalling Repairing Works (Registered Minor Works Contractor Class II), and Design Project. We also provide 3D animation visualization so clients can fully understand the proposed design outcome.
Fees vary based on designer experience, materials, and craftsmanship. Three models are common: a design-only fee, an integrated design and build package covering design, labour and materials, and separate pricing for custom made furniture by cabinet or running foot. We recommend a detailed discussion with D-8 Limited to itemize all renovation and design works clearly, avoiding hidden costs. Call 9135 3998 or contact us via WhatsApp for a free quotation.
The design process includes research, concept development, and team coordination. We recommend contacting an interior design firm two to three months before construction begins. D-8 Limited provides a detailed project schedule and maintains close communication at every stage — the full eight-stage sequence is set out above.
Sharing your style preferences helps designers create a home you'll love. Before your consultation, collect photos of interiors you admire from design websites or social media, note which rooms need the most storage, and share them with D-8 Limited's design team as a reference. Bringing one reference you dislike is just as useful as the ones you like.
This portfolio publishes 27 interior design and renovation case studies covering apartments, subsidised housing units, village houses and commercial premises, plus 12 dedicated custom made furniture case studies focused on joinery and storage planning.
Site visits depend entirely on the owner's consent, since every completed project is a private home or an operating business. Where a client agrees, we arrange a viewing. Otherwise we walk you through full photo sets, drawings and material samples at our Kwun Tong office — see the contact page for directions.
Start with the compact apartment case studies such as Hemera, Oceanaire and Ho Tak Court, where storage volume, sliding partitions and raised platforms do most of the work. For village houses and multi-floor units, look at the three Lam Tsuen projects in Tai Po instead.
Usually yes. Estates completed in the 1980s and 1990s often need rewiring, new drainage connections, waterproofing and floor levelling before any finish is chosen. Chevalier Garden in Ma On Shan, for example, was completed in 1988, so condition surveys before demolition matter more than material selection at the start.
Most estates require an application to the building management office with a works schedule, contractor insurance and a deposit. Separately, works falling under the Minor Works Control System must be carried out by a prescribed registered contractor, with a notice of commencement submitted before works start and a certificate of completion afterwards. D-8 Limited is a Registered Minor Works Contractor Class II — details in the compliance section.
Yes. Our portfolio includes commercial premises such as Central Plaza and China Hong Kong City, alongside apartments, subsidised housing units and village houses. Commercial projects add landlord fit-out guidelines, after-hours works, fire services requirements and licensing coordination to the design programme.
